Located on the far west side of downtown Manhattan along the Hudson River, Battery Park is a primarily residential neighborhood that offers waterside living, impressive parks, shopping and dining. Established in 1968 with the formation of the Battery Park City Authority, the neighborhood spans 92 acres, the bulk of which is fill generated during the construction of the original World Trade Center. “It’s amazing to live here,” says Brian Cushman, a real estate agent who has worked in the neighborhood for 16 years, and called it home for 12. “It’s one of the most unique neighborhoods in all of Manhattan. Everything is steps from your front door, but sometimes you want a reprieve. You come home to trees and fresh air.”

LEED buildings and condos with river views

Luxury condos make up the bulk of the homes here. Many feature some combination of river, harbor and skyline views. Units in Battery Park North, which neighbors Tribeca, generally command more per square foot than homes at the south end, thanks to designer interiors and high-end amenities. Those pricier units are found in newer buildings such as Riverhouse and The Solaire and range from about $1 million for a one-bedroom to $5 million for a three-bedroom. At the south end, where many buildings date to the 1980s and ‘90s, homes start around $600,000. Battery Park is also one of the most sustainable neighborhoods in the city with no fewer than eight LEED-certified residential buildings.

An unusual price to pay

Unlike most homeowners in New York City, residents of Battery Park pay what is known as “ground rent,” due to a master land lease with the Battery Park City Authority. Specific amounts and terms vary from building to building, but this fee can significantly increase owners’ monthly payments. For example, the combined monthly common charges and taxes for a Battery Park one-bedroom listed for $599,000 total almost $2,500. Additionally, these costs may increase — sometimes dramatically — as dictated by the ground rent schedule. “As a buyer, you want to get a sense of that,” says Cushman. “Work with a broker who knows the buildings well and can discuss those specifics.”

A park for every interest and age

Battery Park has 36 acres of well-maintained parks. Rockefeller Park features large expanses of grass, public art, a playground, athletic fields and courts, a duck pond and even outdoor pool tables. The compact Teardrop Park is a Hudson River Valley-inspired playscape with a famously long and steep slide. Soccer and baseball fields line the area’s eastern edge. The 1.2-mile Battery Park Esplanade runs the length of the neighborhood along the Hudson River to South Cove Park. To the north, Hudson River Park’s lively Piers 25 and 26 are home to playgrounds, miniature golf, beach volleyball, a skatepark and a boathouse.

Shopping and dining at Brookfield Place

Within Battery Park, Brookfield Place is a destination for luxury goods from brands such as Gucci and Louis Vuitton, quick bites from gourmet food hall Hudson Eats and dishes from NYC mainstays such as Del Frisco’s Grill and P.J. Clarke’s, both of which offer riverside dining. Locals head to El Vez for Mexican cuisine, Shake Shack for burgers and Anassa Taverna for authentic Greek. For groceries, the independent Battery Park City Gourmet Market is open 24 hours, there are two Whole Foods stores nearby in Tribeca and the Financial District, and Tribeca’s Target sells groceries on its lower level. Additional conveniences in the neighborhood include the 16-screen Regal Battery Park and an Equinox gym.

Educational excellence, including Stuyvesant High

Battery Park is home to several highly rated schools. Located at the neighborhood’s north end, public schools P.S. 89 for kindergarten through Grade 5 and I.S. 289 for sixth to eighth grades are housed in the same building and both receive A ratings from Niche. At the south end, P.S./I.S. 276, the Battery Park City School for prekindergarten to Grade 8, is also rated A. Stuyvesant High School, a public high school students must test into, receives an A+ Niche rating and is consistently ranked one of the best high schools in the city and the state.

Easy travel via many modes of transport

While there are no subway stops within Battery Park, as many as eight lines can be accessed with a quick walk east. For those not wanting to make the trek, a free, daily Downtown Connection Bus runs every 15 minutes, stopping at several subway stations in the area. The St. George NYC Ferry route services Battery Park, reaching Midtown West in 15 minutes, and the World Trade Center PATH train can be accessed via a pedestrian tunnel. But Cushman notes that many people opt to bike or walk, using the car-free Hudson River Greenway. “I probably use my electric scooter more than anything,” he says. The commute for people who work in the Financial District or at One World Trade is a quick walk a few blocks east.

One of the best areas to do almost everything in New York City. Movie theaters, amazing park for kids, amazing to eat a meal, walk to clear your mind or take someone on a date, play basketball with some ballers, expensive shopping, play volleyball, have a picnic, ride bike, and more.
