Manor Township blends suburban living with rural charm
Manor Township offers suburban living on the east side near the city of Lancaster and the college town of Millersville. It transitions to farmland that extends to the western border along the Susquehanna River. “It’s such a great place to raise kids. But even if you don’t have kids, it’s the best of both worlds. You get the country and peacefulness, and can go downtown, which is booming,” says Leah Landis, a Realtor with Berkshire Hathaway HomeServices, who lives in the area. While the township caters to both suburban and rural lifestyles, locals find this to be a great community to get outdoors, no matter where they are. “People go for walks on trails and there are a lot of neighborhoods with sidewalks where people walk around,” Landis says.
Competitive market with homes in subdivisions and in the countryside
Most housing developments are on the east side of Manor Township, closer to Lancaster. However, there are some scattered around the countryside. Some subdivisions feature a blend of midcentury ranch-style, split-level and bi-level houses, ranging from around $230,000 to $560,000. Developments with homeowners associations offer larger Colonial Revival and New Traditional houses from the late 20th century through the present day. They sit on well-manicured lawns and range from $350,000 to $850,000. The Pheasant Ridge development features manufactured homes that range from around $45,000 to $130,000.The housing market in Manor Township is competitive for homebuyers. “Things are moving quickly,” Landis says. “We’re seeing some things balance out, but for the most part, desirable neighborhoods and the Penn Manor School District make homes sell fast.” The township also receives a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
Trails and scenic views by the Susquehanna River
The Enola Low Grade Rail Trail starts in Manor Township at the Turkey Hill Nature Preserve, which features an overlook of the Susquehanna River. The trail runs 29 miles, starting along the river before branching off into the countryside. Tubing, kayaking and boating are common activities. The narrower Conestoga River connects to the Susquehanna at a dam operated by the Safe Harbor Water Power Corporation, another spot with a scenic river overlook. There are several other recreational spaces, including Manor Township Community Park, which features a playground, pickleball courts, and a disc golf course. Herr Park, which is right next to the middle school, also has a disc golf course.
Highly rated schools and close proximity to Millersville University
Students may attend Letort Elementary School and Manor Middle School, each of which receives an A-minus grade from Niche. They’ll go on to Penn Manor High School, which gets a B-plus. Qualifying juniors and seniors have the opportunity to take free college courses at Millersville University through the high schools’ early and dual enrollment programs. The university, locally known as “The Ville,” offers over 100 undergraduate and graduate degree programs, as well as NCAA Division II sports.
Columbia Avenue is lined with stores and restaurants
The commercial corridor of Columbia Avenue runs along the township’s north side. The area has several shopping centers and big-box retailers, such as BJ’s Wholesale Club, Lowe’s Home Improvement and Lidl. There are several restaurants as well. While Columbia Diner serves comfort American food all day, the restaurant is most notable for its breakfast. Tobias Frogg offers a tiki bar atmosphere with an outdoor patio and Eastern Palace features a fusion of Asian food. Millersville has even more locally owned shops and restaurants.
Events at Country Barn Farm Market and the Millersville Turkey Trot
Country Barn Farm Market hosts several seasonal events, including a fall pumpkin patch and Sunflower Festival. Events feature fun activities, including a tractor-pulling train, corn mazes, and a jump pad. The township is close to Jason’s Woods, a haunted house that opens from late September through early November. On Thanksgiving morning, the community gathers for the annual Millersville Turkey Trot, a 5k race that has been an annual tradition for more than 50 years. “The Turkey Trot is a huge event that draws thousands,” Landis says. “There are all kinds of people — moms with strollers, people running with dogs — it’s pretty neat.”
Commuting to Lancaster takes 10 to 25 minutes
Depending on the starting point, it’s about a 3- to 12-mile drive to Lancaster, which takes approximately 10 to 25 minutes. Red Rose Transit Authority operates bus routes along Columbia Avenue, which commuters can take to downtown Lancaster. For longer travels, Harrisburg International Airport is about 30 miles away.
