Why buyers consider Carillon in Manor, over Austin

Carillon is a growing community of new-construction homes on the eastern edge of the Austin metro in Manor, a city that's increasingly drawing buyers who want an alternative to the capital. Much of the appeal comes down to value: Shoppers here tend to find modern, tech-equipped homes for less than they'd pay for something comparable within Austin. U.S. Route 290 keeps residents connected to the region's major employment hubs, while community amenities, area parks, and easy access to shopping and dining shape everyday life. Families also have choices across two local school districts, depending on their address.

Modern houses with smart home tech and relatively affordable prices

Multiple builders are contributing to Carillon’s housing selection, including D.R. Horton, DRB Homes, Chesmar Homes, Richmond American Homes and M/I Homes. In turn, you’ll find a variety of floor plans around the neighborhood, ranging anywhere from about 1,400 square feet to nearly 4,000 square feet. Inside, the homes lean into modern, open-concept living. Kitchens typically feature large islands, quartz countertops and stainless steel appliances, with layouts that flow into dining and family room spaces. Covered patios extend the living space outdoors. Smart home technology, including video doorbells, smart locks and app-connected thermostats, comes standard in many builds. Outside, houses around Carillon have New Traditional styling with brick facades.

Carillon homes sell for prices from the mid-$200,000s to the lower $500,000s, with monthly HOA fees of $50 or less. The community’s median sale price of roughly $370,000 is well below the Austin median of about $540,000. The relative value buyers can find in the Manor area versus Austin proper is a major factor in the area’s growth. “The demand out there for new construction and for homes is outpacing the norm, and the median, in Austin in general,” says local Realtor David Haynes, who’s with eXp Realty and has 24 years of industry experience. “And is that going to go for 10 years, is it going to go for five years? It’s probably going to keep going at that pace for a while, because they’re building those houses because people want to move there, and you can get a house out there between $250,000 and $400,000 that in Austin proper might cost you $750,000 to $900,000.”

What families can expect from area elementary schools

Carillon is served by Manor Independent School District and Elgin Independent School District. Students whose homes are zoned to Manor ISD may start at nearby Presidential Meadows Elementary School, which offers a dual-language program in Spanish alongside extracurriculars like robotics and choir. Blocks zoned for Elgin ISD feed into Neidig Elementary School, which is about 7 miles away and has an active PTA that organizes a variety of activities and fundraisers, from a Valentine’s dance to a 5K run and walk.

Community amenities and public parks support active lifestyles

Recreation is part of Carillon’s blueprint. Community amenities within the development include an amenity center with a playground, pickleball courts, a soccer field, a pavilion and a pool. The wider Manor area also has a variety of public recreation attractions, such as:

  • East Metropolitan Park, which spans 273 acres and has two stocked fishing ponds, an 18-hole disc golf course, sports fields, paved trails for walking or cycling, and a pool that’s open from the end of June through Labor Day
  • Timmerman Park, where there’s a bocce court, chess and checker tables, a lighted trail, and a pond that’s open for fishing
  • Woodlands Park Nature Trail, which is a roughly 1-mile path winding through a variety of greenery and past Wilbarger Creek

U.S. 290 helps connect residents to Austin's major employment hubs

Manor has become a bedroom community to Austin. Haynes estimates that at least 50% to 60% of people moving into the area have at least one household member who regularly commutes to Austin. U.S. 290 is a direct connection to the city, though Haynes notes that the timing of traffic lights on the roadway hasn’t kept pace with increased traffic, which can lead to backups. “Anybody who looks in these subdivisions should really map out and account for the traffic delays,” Haynes says. Austin employment hubs like Tech Ridge and downtown are about 14 and 19 miles from Carillon, respectively.

Dining and shopping options are a short drive from Carillon

While Carillon itself is mostly residential, you can make a relatively short drive along U.S. 290 to find an assortment of restaurants and other businesses. There’s a cluster of relatively new options just about 4 miles away, including Chili’s, Chick-fil-A, Chipotle and 7 Brew Coffee. The eateries sit around the corner from an H-E-B grocery store and a Home Depot that opened in 2025. A Walmart Supercenter is available across the highway. “The net prediction is Manor and Elgin and all those neighborhoods around there, they’re going to continue to rise, rise, rise, much faster than the median of any established, larger city, for the foreseeable future,” Haynes says. You can make the roughly 5-mile trip into downtown Manor for more, locally owned places to eat, including options like:

  • Taqueria San Juan Manor, a Mexican restaurant for enchiladas, tortas and quesadillas, in addition to tacos
  • Lillie Mae's Comfort Food, a place for everything from gumbo to oxtails to smothered pork chops
  • Las Salsas Bar & Grill, a spot where happy hour specials are available every Tuesday through Friday
  • Tawakkul Bites, a food truck for traditional Mediterranean fare, with an outdoor seating area
