North Mansfield offers charm in Mansfield ISD

The 80,000-person city of Mansfield, south of Arlington between Dallas and Fort Worth, is a growing suburban community sought primarily for its school district. The city has a mix of residential neighborhoods and retail developments, with highway access connecting to the rest of the metroplex. "People move to Mansfield for the schools," says resident Angie Thor with Coldwell Banker APEX Realtors. "Once you've narrowed it down to Mansfield, it's all about, 'What can I afford?' North Mansfield is older Mansfield, so if somebody likes the charm and the trees, that's where they'll look."

2000s-built brick new traditional homes and some new construction

North Mansfield has a mix of single-family homes, apartments and townhouses, with a little over half of residents owning their properties. "This is older Mansfield with larger lots and lots of trees," Thor says. "People like that." Most homes in North Mansfield are brick new traditional homes built in the 2000s with three to five bedrooms. The neighborhood also has new construction and lots for buyers looking to build a custom home. Recent sales prices mostly range between $300,000 and $700,000.

Learning in Mansfield Independent School District

Students in North Mansfield attend schools in Mansfield Independent School District, which Niche gives an A grade and calls the fourth-best school district in Tarrant County. They start at Nancy Neal Elementary for kindergarten through fourth grade, followed by Shepherd Intermediate for fifth and sixth, Linda Jobe Middle for seventh and eighth and then Legacy High School. Nancy Neal gets an A rating from Niche, Shepherd receives a B-plus, and Linda Jobe and Legacy get A-minuses. Legacy High School students can take Advanced Placement courses and participate in extracurricular activities such as drill team, theatre and the school's national award-winning newspaper.

Playgrounds at neighborhood parks and personal training at Fit Tribe Gym

"Mansfield has a great parks system," Thor says. "That's a big thing that our city has invested in. There's a trail system, and their goal is to have a trail that goes from one side of Mansfield all the way to Joe Pool Lake." The neighborhood's north end has two parks: Killian Park and Piedmont Park, which both have playgrounds, picnic pavilions and fishing ponds. To the south, Watson Branch Park has a playground and picnic pavilions, plus a walking trail and wooded areas. Fit Tribe Gym in the neighborhood offers personal and small-group training.

Shopping and dining along U.S. 287

With several shopping centers along U.S. Route 287, North Mansfield offers ample access to restaurants and retail. Mansfield Town Center has a Cinemark, Best Buy, Olive Garden and Lowe's, and Mansfield Towne Crossing has Target, The Home Depot, Ross and Chili's. Mansfield Pointe Shopping Center is a smaller retail strip with a PetSmart, Half Price Books and a few locally owned boutiques. Other restaurant options in the neighborhood include Fish City Grill, a local seafood chain; Our Place Restaurant, a country diner with breakfast, lunch and homemade pies; and Fat Daddy's Sports & Spirits Café, a sports bar with TVs, live music and pool.

Easy access to the rest of DFW

North Mansfield is a car-dependent neighborhood off U.S. 287, 11 miles from Arlington, 17 miles from Fort Worth and 32 miles from Dallas. "If people are buying around this area, they've got easy access to 287, so if they're somebody that works out of town, they're able to hop on the highway easily," Thor says. The city of Mansfield partners with Trinity Metro to offer an on-demand ride service to destinations around Mansfield. The neighborhood's nearest medical center is a branch of Baylor Scott & White Emergency Hospital, which is half a mile away. Dallas Fort Worth International Airport is 25 miles north, and Dallas Love Field is 36 miles away.
