Pomona
Newly built homes available south of Houston
Homebuyers will mostly find traditional architectural styles in Pomona. The walkable streets are lined with homes close to each other, part of the community’s goal of connecting residents to each other. “What sets us apart is the Southern, coastal charm that we built the community around,” Evans says. “That is coupled with our award-winning builders and amenities that we’ll use for years to come. Our lifestyle really focuses on building the relationships between residents.”Most properties in Pomona cost between $400,000 and around $700,000, and a few outliers cross the $1 million threshold. Homes at the higher end of the price range tend to be larger, and some feature extras like wine cellars, outdoor pools and views of the several lakes that sit within the neighborhood’s boundaries. The first homes were built in 2016, and the community has continued to expand, with more homes under construction as of June 2025. Pomona has a CAP Index crime score of 2 out of 10, below the national average of 4.Recognition for Pomona Elementary School’s learning environment
Pomona Elementary School sits in the neighborhood and garners an A-minus rating from Niche. The school was among nine in the Alvin Independent School District to have its learning environments recognized as a Capturing Kids’ Hearts National Showcase School after the 2024-25 school year. Rodeo Palms Junior High School has a B and Manvel High School receives a B-plus.Exclusive recreational amenities for Pomona residents
Miles of walking and biking pathways line Pomona, tracing routes past the homes of the neighborhood. “Pomona actually has a walking group that gets together weekly to converse with neighbors while getting their steps in,” Evans says. The community’s parks are blended into the housing landscape as well, including play equipment at the Exploration Zone. The Grove has a dog park and open-air pavilion, while The Backyard is shaded with 100-year-old oak trees. “The Backyard Park won Amenity Center of the Year from the Greater Houston Builders Association two years ago," Evans says. "It has a beautiful, colorful treehouse and a zip line that we’re known for."Camp Pomona, the neighborhood’s recreation center, is a focal point of summer activities in the neighborhood. “Camp Pomona won Recreation Center of the Year last year,” Evans says. “It has two pools, which are open year-round, and a boutique fitness center that is open 24/7.” Pomona’s fitness center has an array of exercise equipment, including Peloton bikes and treadmills, as part of the 6,000-square-foot facility. Anglers can cast lines at the Fish Camp or The Dock on the east side.Multiple shopping centers just north along Highway 288
Four shopping plazas flank Highway 288 less than 5 miles north of Pomona, and residents have quick access to restaurants and stores. On the west side of the interstate, the Shadow Creek Ranch Shopping Mall has an H-E-B Plus! for grocery shoppers, with a Burlington nearby. Just south across Broadway Street, the Pearland Town Center Shopping Mall has anchor stores including Macy’s and Barnes & Noble, and nearby restaurants include Brunch Junction and Crafty Crab.“There are four shopping centers within a five-minute drive of Pomona. The location is prime,” says Evans. On the east side of the highway, a Walmart sits along Broadway Street and on the south side, Silverlake Village has retailers including Target and Marshalls. Diners can stop at Dimassi’s Mediterranean Buffet, a favorite of Pomona residents.Residents are within comparatively easy driving distance of Houston
Pomona sits on the west side of Texas State Highway 288, which links the neighborhood with Houston, about 20 miles north. “The location is appealing because we are 20-to-25 minutes out from the medical center area and downtown, providing convenient access to major employment centers, healthcare and city attractions,” Evans says. On the north side of Houston, less than 40 miles from Pomona, George Bush Intercontinental Airport serves destinations throughout the country and the world. The beaches of Galveston are around 50 miles southeast.Seasonal events in the Pomona community
Each year, Pomona residents can take part in a variety of annual events. “Our lifestyle program is nationally recognized and hosts over 300 events a year,” Evans says. “We partner with the Texas Parks and Wildlife Department for educational events such as Fishing 101 and kayaking classes on our 18-acre lake, at our amenity called The Dock.” The Annual Pomona Spring Fling welcomes the warmer weather with rides, vendors and petting zoos. The area’s fall festival in October is similar to the Spring Fling, but incorporates seasonally themed activities like hayrides.
