Silver Creek Community Associates manages the community, overseeing deed restrictions and the neighborhood's pool, tennis courts, and clubhouse. Silvercreek offers traditional brick Craftsman-style houses built in the early 2000s and late 2010s. Most homes are at the end of cul-de-sacs or roundabouts, have paved driveways and have two-car garages. The neighborhood has a variety of builders and floor plans, with homes ranging from 1,800 to 3,800 square feet with four to five bedrooms. Lot sizes average at just over one-eighth of an acre, and prices range from $390,000 to $650,000. While the community pool is popular, many residents have added enclosed in-ground pools. Due to the presence of several creeks and Mustang Bayou on the neighborhood's south end, flooding can occur during heavy rains.

Pearland ISD gets an A grade on Niche

The Pearland Independent School District (PISD) serves the neighborhood, which holds an A grade on Niche, making it the top district in Brazoria County. Silvercrest Elementary and Berry Miller Junior High both have A grades. Middle school students can join after-school clubs such as robotics, chess and knitting.
