A master-planned 55-plus community built for active living

Maricopa’s gated Province neighborhood has been building its master plan since the early aughts, lining wide, bikeable streets with sidewalks that connect each subdivision to amenities. The long-established 55-plus community gained national attention early on, including NAHB recognition for its active-adult design, helping distinguish it within Maricopa’s master-planned landscape. It’s a wholly 55-plus neighborhood with a resort feel, complete with many facilities, clubs and a packed calendar of events.

Home prices and why buyers get more value in Maricopa

Prices here start in the mid-$200,000s, with townhouses maxing out in the high $300,000s and single-family options capped in the mid-$600,000s. Houses are densely set on small lots typically dotted by mature mesquite and palm trees, though newer sections still have saplings. Property taxes follow Pinal County rules and reflect generally lower home values and city-level tax rates. Compared to 55-plus subdivisions in the Valley, longtime local Steven Ringenbach, broker-owner of the Valley of the Sun Realty, says, “You get the most bang for your buck in Maricopa. Province is an award-winning community with beautiful amenities and landscaping.”

What to know about age rules, rentals and HOA fees

Province has a solid community of full-timers and seasonal residents. Many snowbirds split their time between Arizona and another state, making second homes here a popular choice, but HOA rules limit short-term rentals to help preserve the neighborhood’s familiar, established feel. Leases must be at least six months long.

At least one occupant must meet age requirements in this 55-plus community. HOA fees in Province are higher than in many non-age-restricted neighborhoods, reflective of the scope of neighborhood amenities, 24-hour security and maintenance. “They put that money to good use,” Ringenbach says. “People like the security there, it’s patrolled and gated.” He adds that depending on your property, you’ll pay dues to one of two HOAs, typically ranging from $270 to $285 per month. Townhouses have higher quarterly fees that fund exterior maintenance – lawns, roofs and new paint – while single-family homeowners are responsible for that themselves, paying a lower rate in turn.

How residents stay active with events, fitness and clubs

Designed around active-adult living, Province pairs resort-style amenities with an active calendar of activities and resident-led groups. Residents here have the opportunity to participate in:

  • Sports and outdoor recreation: The community provides facilities for swimming, pickleball, tennis, bocce and basketball, plus catch-and-release fishing at stocked ponds.
  • Fitness classes: Residents have access to a wide mix of instructor-led fitness and wellness classes, including yoga, aqua aerobics, spin and tai chi, along with creative classes like painting and mosaic work.
  • Resident-led clubs: Neighborhood clubs range from cards, crafts and performing arts to faith- and travel-focused groups.
  • Community events: Province hosts various HOA-supported activities each year, ranging from concerts, dances and holiday celebrations to bus trips, poolside gatherings and community fairs.
Ringenbach mentions that events like excursions fill up fast, with some residents getting up as early as “four or five in the morning” to go get in line.

Everyday errands and casual dining are a short drive away

From Province, it’s about a 2-mile drive to John Wayne Parkway, better known as State Route 347. There you’ll find everyday staples and casual dining, from Fry’s Marketplace, Sprouts and Marshalls to Cold Beers & Cheeseburgers, Gyro Grill and locally owned Mexican eateries. Farther south, roughly 5 miles away, the Ak-Chin Entertainment Center is a “go-to” for nights out, Ringenbach says, who emphasizes its movie theater, bowling lanes, restaurants and bars. Essential services are also clustered along the same corridor, including urgent care clinics, primary care offices and the recently built Valleywise Health hospital.

State Route 347 offers easy trips to Phoenix and the airport

Maricopa’s shopping corridor, State Route 347, is also “the main artery to Phoenix,” Ringenbach says. “And the good thing to know about that is that plans have been approved, and construction is starting soon, to widen that road for more convenient access.” The highway links Interstate 10 just outside of Phoenix, making for simple drives to Phoenix Sky Harbor International Airport, about 30 miles away, and Downtown Phoenix, around 35 miles away.
