The master-planned streets of Trinity Falls are some of the newest additions to McKinney, a booming suburb in the northern Dallas- Fort Worth metroplex. While you’ll see sleek, modern homes and amenity centers all over the neighborhood, plenty of community lakes, trails and creeks also give Trinity Falls a natural look and feel. It’s a short drive to suburban conveniences, whether that’s the local H-E-B or the many restaurants and local businesses in walkable downtown McKinney. Longer distance commuters are close to major highways, connecting them to the busy cities of the DFW.

Options for homebuyers and how new construction prices compare

Winding suburban subdivisions spiral throughout Trinity Falls, splitting into smaller communities with new construction homes in many styles, floor plans and price points. “There’s a little bit of everything in Trinity Falls. You’ve got townhouses all the way up to million-dollar properties on creeks and ponds,” says Taffney Wilson, leader of the Keller Williams Real Estate Team, who lives in the neighborhood. “There’s also a senior community called Del Web.” Townhouses sell from the mid-$300,000s to the mid-$400,000s. Most detached single-family homes sell from the mid-$200,000s to the mid-$800,000s, but especially large or waterfront properties can go for closer to $1 million.

Trinity Falls has a median single-family home price in the upper $500,000s. That’s higher than nearby Melissa, Anna and North McKinney, but lower than Painted Tree.

Close to schools in the highly rated McKinney Independent district

Trinity Falls is served by the highly rated McKinney Independent School District. Families might walk kids to Frazier Elementary School, located in the middle of the neighborhood. You can also apply to send students to schools with special programs, including dual language and collegiate academy programs, through the district’s Choose McKinney program.

Natural green space, community centers and plenty of parks

Green space is central to the layout of Trinity Falls, from modern playgrounds and amenity centers to more natural areas like fishing ponds and woodsy nature trails. “You can fish, paddleboard and kayak on the pond. There’s a little dock,” Wilson says. “My husband and grandson caught a giant bass the other day.” Just down the sidewalk, you’ll find recreation areas like:

  • B.B. Owen Park, offering a disc golf course, fishing lake, splash pad, walking trails and an amphitheater
  • Old Joe Dog Park, an off-leash area where dogs and neighbors meet up
  • Basecamp, home to one of the community's splash pads
  • The Club, a community center popular for its swimming pool and firepit pavilion
  • The Lodge, a great place to host an event, hit the fitness center, play on the playground or swim in the pool

Close to north Dallas commuter highways

Commuters can hop onto U.S. Routes 75 and 380 to reach employer and entertainment hubs in Dallas and the northern parts of the DFW metroplex. Downtown McKinney is about 6 miles from home. Plano and Frisco are roughly 20 miles away. Dallas is nearly 40 miles away, a drive that can take over an hour when traffic is heavy.

Connecting with neighbors at events and club meetings

Part of what makes Trinity Falls feel close-knit is the community’s many social gatherings and groups, organized by residents and professional event planning staff. “Our Easter egg hunt brought thousands of people. I’d say we have four community events a month, at least,” Wilson says. “There are also clubs that people can just start. Everything from a wine club to a women’s club to a whiskey sharing club. Anything you want to do, there’s a club for it.”

Convenient to grocery stores and historic downtown McKinney

There’s an H-E-B and a Buc-ee's within 10 minutes for groceries and household needs. You can find a handful of other big-box stores and restaurants nearby, or drive about 15 minutes to downtown McKinney. Its historic, walkable center is full of specialty shops and popular al fresco restaurants like The Yard and Cadillac Pizza Pub.
