Most of the housing in Washington consists of single-family homes and townhouses costing between $250,000 and $425,000. Prices spiked during COVID-19 and have remained above pre-pandemic levels ever since. “The average price for a three-bed three-bath home in west Medford is about $350,000, which for some folks moving in from out of the area can seem like a great price. But for locals, it is a bit hard to stomach,” says Taylor Lore, a Medford resident and broker with Coldwell Banker Pro West Real Estate. “I suspect the market will level off in another year or so as incomes rise and people adjust to the new normal.” Common housing styles in Washington include ranch-style residences, mid-century bungalows and homes with Craftsman-style architecture. Washington is close to the center of the city, so residents can easily access dozens of well-known Medford shops and restaurants. “We have dozens of awesome Mexican food places, each with their own unique take on the classics,” Lore says. “My favorite must be the Comal Bar and Grill for their awesome Red Tacos.” El Molcajete Mexican Grill offers a range of Latin American dishes and vegetarian options, and Real Deal Café is a breakfast and lunch spot serving food with fresh, organic ingredients on its outdoor patio. Residents can head to several corner convenience stores throughout the neighborhood for basic groceries and household items, including Smart Choices Market, Minute Market and Stewart Avenue Cartwright’s Market. Weekly grocery shopping can be done at the nearby Woodland Heights Supermarket or the Medford Food Co-op located in the downtown area.Bus services operated by Rogue Valley Transportation District
Commuters are roughly a mile from Interstate 5, a major thoroughfare that runs through the center of Medford and extends the entire length of the West Coast. I-5 touches major western cities like Seattle, Portland, Sacramento and Los Angeles. The Rogue Valley Transportation District operates several bus routes throughout Washington, with stops along Stewart Avenue, Hamilton Street and South Oakdale Avenue. The Rogue Valley International Medford Airport is a 4.5-mile drive away. It offers direct flights to more than a dozen U.S. cities and a handful of international flights to Canada and Mexico.Oakdale Middle School opened in Fall 2023
Kindergarten through fifth grade students can attend the C-rated Oak Grove Elementary or walk to Washington Elementary School, another C-rated institution in the neighborhood's center. Oakdale Middle School opened in the fall of 2023 and has not yet been rated by Niche. Older students can walk to South Medford High School, which earns a B-plus rating and offers Advanced Placement and honors courses.Union Park renovated in 2014
Washington encompasses Union Park, a 1.38-acre outdoor space developed in the 1950s and renovated in 2014. The park features a playground and community garden and is the first in Medford to offer walking paths that light up at night for better visibility. Residents are also close to the Bear Creek Greenway, a 20-mile pedestrian pathway that travels through the city. It connects to the nearby Bear Creek Park, which “features a skate park, BMX course and a dog park,” Lore says. “A short drive outside Medford can also get you to the Rogue River, with tubing and rafting areas for great summer activities.” The neighborhood also borders Fichtner-Mainwaring Park, with its sand volleyball, tennis and basketball courts.
