Pinnacle offers active, connected living in south Meridian

Pinnacle is a master-planned neighborhood in Meridian's SO|ME District that offers a sleek, modern feel with lots of activities close to home. Walking paths link residents to pocket parks and gathering spaces within the neighborhood, while the large Discovery Park sits steps away for more recreation. Spacious contemporary homes line the suburban streets, and new community resources, including a school, doctor's offices and a library, have recently opened in the area. While Pinnacle is on the southern edge of Meridian, thoroughfares like Eagle Road and Locust Grove Road offer straightforward commutes into Downtown Meridian.

What new-construction homes cost in Pinnacle

Pinnacle features new-construction homes on compact suburban lots. While the property sizes are modest, the homes themselves are spacious, averaging around 2,400 square feet, significantly larger than the national average of around 1,900. You'll see a mix of stone, brick and siding exteriors as you drive through the neighborhood, and most houses have attached garages. Pinnacle is on the higher end of housing costs in Meridian, with prices typically ranging from the mid-$500,000s to around $1.2 million. Homeowners association fees are about $850 per year.

Discovery Park anchors the neighborhood's outdoor scene

Pinnacle has plenty of green space and trail networks connecting the area's parks, making it easy to stroll through the neighborhood or head to one of the pools to cool off on a hot summer day. While the community amenities are a draw, residents also enjoy the city park that sits next door. "I think one of the big perks to it is being right on top of Discovery Park. That's a very well-known and respectable park. It's got everything," says Jesse Fader, a real estate agent at Point Realty with nearly a decade of experience. The park spans over 60 acres and has playgrounds, a splash pad, pickleball courts and baseball fields. It's also popular for its skate park and bike park. SO|ME Amp is an amphitheater in the community that hosts regular events, including a monthly concert series, free yoga and Pilates. It also holds children's story times in collaboration with the library. Golfers will enjoy being near Boise Ranch Golf Course, a public 18-hole course.

South Meridian dining options range from breakfast to sports bars

The South Meridian area is mostly residential, but there are a few restaurants nearby. "There's Sportsman Bar & Grill, which is about a mile-and-a-half away. You've got 3 Wood Pizza, which is a good little oven-roasted pizza spot," Fader says. Some other options in the area include:

  • Moe Joe's Breakfast Eatery, a breakfast and lunch spot with Southern and Tex-Mex dishes
  • KJ's American Grille, a casual restaurant known for its salad bar
  • Red Pavilion Mandarin Cuisine, a Chinese eatery with options from spicy Szechuan greens to Kung Pao chicken
  • Twisted Timber Foods & Brews, a laid-back spot known for its wide-ranging craft beer menu.
When you need groceries, you can head to Albertsons on Eagle Road.

Students attend highly rated West Ada schools

The West Ada School District, Idaho's largest, serves the neighborhood. Students are assigned to the Mary McPherson Elementary School and Victory Middle School, each of which earns an A-minus from Niche. The B-plus-rated Mountain View High School also serves the area and offers dual enrollment courses and career and technical education pathways. Gem Prep is a public charter school that recently opened in the neighborhood, serving kindergarten through 12th grade.

Quick commutes to Meridian and Boise

Major roads in the area include several north-south thoroughfares connecting to Meridian, while Interstate 84 offers access to the broader Treasure Valley region. "It's super quick, super easy," Fader says about commuting through the area. "Downtown Meridian's probably 10 minutes away and Downtown Boise is probably 20." Here are some driving distances to major destinations:

  • 5 miles to downtown Meridian via Meridian, Locust Grove or Eagle roads
  • 15 miles to downtown Boise via I-84
  • 14 miles to Boise Airport via I-84
