Landscaping adds curb appeal. “It’s an older community, built mostly in the ‘90s, but, overall, you do see pride in homeownership,” Fermin says. “It’s very well-maintained.” The mostly multi-level homes feature Spanish Mediterranean architectural style elements, most notably decorative facades and terra cotta roofs. Prices range from the low $500,000s to more than $800,000. HOA fees are attractive, with the highest under $200 per month. Despite being almost 20 miles from the coast, the neighborhood does face the risk of flooding and wind damage during hurricane season. For younger students, Spanish Lake Elementary and Lawton Chiles Middle, both rated B by Niche, are conveniently located just outside the neighborhood. The neighborhood includes a clubhouse for social gatherings and multiple recreational options. “The community itself has a walking path around the lake, a tot lot and a pool,” Fermin says, “and across the street is a park.” Country Lake Park features a ballfield, basketball courts and another waterfront walking path. Vizcaya Park just outside the neighborhood offers more athletic spaces and is anchored by a popular community center. Larger nearby recreational spaces include Country Village Park and Miramar Regional Park. The latter is a 173-acre destination that is home to an aquatic center. The nearby Country Club of Miami, which has been an area attraction for more than 60 years, features a pair of public 18-hole golf courses.Shopping and dining options have a Latin flair
Shopping and dining options are plentiful along the Northwest 186th Street commercial corridor. Publix and Sedano’s Supermarkets, the largest Hispanic-owned grocer in the country, are just minutes away. Cuban and Colombian restaurants are prominent among the Latin-inspired restaurants for which Miami-Dade County is known. Proximity to major highways allows residents to live away from the congestion but still enjoy big-city access. “You’re two to four minutes from I-75, so the neighborhood is very centrally located,” Fermin says. The neighborhood is inside of 30 miles to both the Miami and Fort Lauderdale international airports. Florida’s Turnpike provides convenient travel into Fort Lauderdale about 25 miles northeast. A commuter rail station is about 10 miles away at the Golden Glades Interchange, where the Turnpike, the Dolphin Expressway and Interstate 95 converge. Residents in need of local public transportation can catch the bus along 186th Street. Memorial Hospital Miramar is 7 miles from the neighborhood.The neighborhood’s CAP Index score of 2-out-of-10 signifies an area whose crime rate is lower than the national average.
