Home styles range from established houses to luxury condos

Southeast Gables has a mix of housing that reflects its midcentury roots alongside a wave of contemporary construction in recent years. Established properties from the mid-20th century are often ranch-style homes with Spanish influences, such as stucco exteriors and tile roofs. Palm trees and other tropical vegetation line the streets, and several homes have backyard pools that allow residents to take advantage of the South Florida climate. When it comes to prices, single-family homes often range from the lower $700,000s to around $1.3 million. Condos are also well represented, particularly along the Merrick Park corridor. High-rise buildings like Merrick Manor offer upscale finishes, resort-style amenities, concierge and valet services. Units frequently have terraces with city views. Condo prices typically fall between the lower $300,000s and around $1.3 million. “Buyers looking for a great value and great area to live can get a bit of respite from prices compared to Coconut Grove and Coral Gables,” says Roger Trujillo, broker at Newstart Brokers with over a decade of experience. “This is a great area for value.”

Where to find Cuban specialties and fine dining in Southeast Gables

Living in Southeast Gables puts you near a wide mix of dining options, including well-known upscale restaurants and hidden gems. “On 27th Avenue, this is actually a little bit of a fun tidbit, there’s a coin laundry place, and it has its own café and coffee shop,” Trujillo says. This low-key eatery, Mary’s Café, serves cafecito and Cuban sandwiches from its small window on the sidewalk. Other spots nearby include:

  • Perry’s Steakhouse & Grille, a fine-dining restaurant with prime steaks and a lively bar
  • Bistro Café, a neighborhood spot for brunch and casual daytime meals
  • Koko, a contemporary Mexican restaurant in Northeast Coconut Grove
  • Old Lisbon, a Portuguese restaurant in Coral Way known for its paella and grilled octopus

Parks, trails and waterfront recreation

Southeast Gables has plenty of outdoor options. Douglas Park, a roughly 10-acre green space, features a walking trail, outdoor fitness stations, tennis courts and a baseball field. An enclosed playground with shade coverings gives kids room to play. For some exercise or a fun bike ride, you can visit the Underline. This 10-mile linear park follows the Metrorail tracks and offers space for biking, walking and running. Popular destinations on the shores of Biscayne Bay are a short drive away, like Regatta Park, which has waterfront walking paths, a boat ramp and a marina.

Schools offer IB programs and language immersion

The Miami-Dade County Public School District serves Southeast Gables. Some schools students can attend include:

  • George W. Carver Elementary School, a magnet school with dual-language immersion in Italian and Spanish
  • Ponce de Leon Middle School, which offers an International Baccalaureate program and advanced language studies in Spanish, French and Italian
  • Coral Gables Senior High School, where students can continue in the IB program or take dual enrollment courses through Miami Dade College

How residents commute to downtown Miami and nearby areas

U.S. Route 1 runs along the neighborhood’s south end, offering a 7-mile drive to Downtown Miami. Other local thoroughfares, such as Southwest 27th Avenue, keep the community connected to the rest of Miami. For public transportation, the Douglas Road station provides Metrorail access, and Miami-Dade Transit bus routes serve the neighborhood. The area is moderately walkable and fairly bikeable, making it possible to run some errands without a car.
