Here, you'll pay fewer taxes and be closer to more highways than those in incorporated Hialeah communities or Miami Lakes.

What stagnant prices and low inventory mean for buyers here

Spanish Lakes has a median price in the low $600,000s, which has held steady over the past year. “Prices are stagnant, so things are sitting a little longer,” says Natalie Garcia, an experienced Realtor with Stratwell who moved into Spanish Lakes around 2016. “We got lucky, purchasing when we did. It's definitely hard to buy here because there isn’t a lot of inventory. It’s usually the smaller homes that sell… Big square footage options don't really hit the market.” Long-term homeownership contributes to the neighborhood’s established, relaxed vibe. Many neighborhood residents are original owners who take great pride in landscaping, gardening and updating their homes, Garcia says. “I’ve sold to corporate buyers, so we’re seeing some rentals, but I would say it’s predominantly homeowners.” Overall, prices run from the high $400,000s to the mid $700,000s, with roomy, lakeside houses on the high end. “What got me was the lake,” Garcia says. “No motorized boats allowed, but there are fish, turtles, ducks… the backyard view is amazing.”

HOA dues include pool access, landscaping and security

Spanish Lakes has a mandatory homeowners’ association. HOA fees are under $200, covering community pool access and maintenance, common-area landscaping and a mobile security patrol. Dues also help secure discounted Comcast/Xfinity internet, cable and alarm system rates. As for HOA strictness, Garcia says roof inspections and lawn parking are issues new residents should pay close attention to. Per FEMA’s zoning, all houses in the community require flood insurance for federally backed mortgages.

Miami-Dade County offers students magnet programs and charter schools

“We have an elementary school and a middle school that kids can walk to,” Garcia says, talking about Spanish Lake Elementary School and Lawton Chiles Middle School. They’re part of the highly rated Miami-Dade County Public Schools district, offering controlled open enrollment and out-of-district placements, depending on available space. Charter and magnet options, including Mater Academy Lakes High School, a highly regarded public charter school in Hialeah, provide families with additional academic flexibility.

Quiet streets with easy access to parks and sports

Spanish Lakes has just two exits on the south side, so aside from school drop-off and pickup times, traffic stays light, and streets are generally quiet. It’s typical to say hello to neighbors on walks around the neighborhood, according to Garcia. “You’ll see all ages – young kids, teenagers, older families, families like mine with little kids on bikes and in strollers. It’s very family oriented.” Parks and outdoor recreation options in and around Spanish Lakes include:

  • Spanish Lake Park – features a covered playground, pavilions and public grills, making it a great spot for picnics and outdoor cookouts.
  • Country Lake Park – offers public tennis and basketball courts, a baseball diamond and paved lakefront walking paths where visitors may spot native wildlife.
  • Vizcaya Park – a 20-acre city park with football and soccer fields, a shaded playground and an aquatic splash pad to help beat the heat.
  • Country Club of Miami – a championship-level public golf club founded in 1961, featuring two 18-hole courses, a driving range, practice areas and professional coaching.

Everyday errands and eats clustered near Gardens Square

Gardens Square Shopping Center is a short drive from the neighborhood. Here, locals can grab essentials from Publix and CVS, gas up at the Chevron station, drop kids off at daycare and grab pick-me-ups from Dunkin’ or McDonald’s. The plaza also houses Polo Norte, a popular, family-owned South Florida chain with a menu of Cuban eats. More restaurants, stores and services are across the street in Sedano’s Plaza. For more extensive retail therapy, Garcia says it’s about a 30-minute drive to Dadeland Mall, about 21 miles south, and Aventura Mall, about 15 miles east.

Easy drives to Miami and Broward from this central location

While there are Metrobus stops nearby, Spanish Lakes is in a car-dependent, commuter-based area, Garcia says. “It’s a very central location with major highway connections. There is local work, but you’ll find people are either going up to Broward [County], or they're going to Downtown Miami, Brickell.” Access to Florida’s Turnpike and Interstate 75 is less than 2 miles away. Taking I-75 and expressways to Interstate 95, it’s about a 25-mile drive from Spanish Lakes to Downtown Miami.
