Why suburban Wildwood appeals to first-time buyers and commuters
Wildwood is a Middletown neighborhood that blends mid-20th-century homes with an expansive golf club and Miami University Middletown's campus. The community’s home styles and prices attract families and first-time homebuyers, and apartment complexes make the area renter-friendly. Residents stay active by joining the Wildwood Golf Club or visiting nearby parks. Commuters have easy access to Interstate 75, which connects Middletown to Cincinnati and Dayton, two major employment hubs. Businesses are also close by, including downtown Middletown’s coffee shops, taverns and boutiques.
Ranch-style homes line low-traffic suburban streets
Wildwood offers a typical suburban experience. Sidewalks and driveways line roads, lawns are grassy and residential streets don’t see much traffic. Most homes are from the 1950s and have ranch-style architecture. They typically sell in about 30 days, compared to the national average of about 50 days. Although a university campus is inside the neighborhood, real estate agent Michael Combs of Coldwell Banker Heritage says that college students don’t often live in Wildwood. “It’s more families and single-family housing,” he says. “It’s a good area for first-time homebuyers.” However, the area does have two apartment complexes.
What homes typically cost, and financial assistance options
The area’s housing stock is limited, with only about two dozen home sales in the past year. Turnkey prices typically range between the mid-$100,000s and the mid-$200,000s, while investment properties sell in the low $100,000s. Through Middletown’s HOME program, homebuyers can apply for down payment assistance and receive up to $5,000 toward closing costs.
Education options from kindergarten to college near Wildwood homes
Kindergarten through 12th graders living in Wildwood attend the Middletown City School District, where they attend schools within their assigned zone. Miami University Middletown’s small satellite campus is also in the neighborhood.
Highway access makes commuting to Cincinnati or Dayton easy
While you might see neighbors walking around the neighborhood, people typically drive to get around town. North University Boulevard is the main road in and out of the community, and Interstate 75 leads drivers to bigger cities. “Middletown itself is situated exactly in the middle of Cincinnati and Dayton,” Combs says. “So, for dining, shopping and work, people typically go north or south to Dayton and Cincinnati.” Based on traffic conditions, the commute is about 30 to 40 minutes one way.
Play outdoors at a private golf course or Sunset Park
Wildwood Golf Club takes up a large section of the neighborhood. It offers a private 18-hole course, plus a member-only clubhouse and pool. While people may not necessarily move to Wildwood to be near the course, Combs says it is a perk of the area. Residents are also near many city parks, like Bull’s Run Nature Sanctuary and Arboretum or Sunset Park. “Sunset Park is a big draw,” Combs says. “Millions of dollars have been spent on it.” The park has playgrounds, walking paths and athletic fields, plus lots of open space for outdoor shows and seasonal festivals.
Downtown Middletown has local shops and restaurants
