Bridgewater is building new homes between Midlothian and Waxahachie

Bridgewater is a new master-planned community that sits between Midlothian and Waxahachie in North Texas. First breaking ground in 2023, Bridgewater has built over 300 homes so far, with an estimated 2,000 planned for the final buildout. With on-site amenities, local schools and easy highway access to nearby cities, Bridgewater is a well-connected resort-style destination in Ellis County.

Bridgewater’s current and future recreational offerings

The amenity center is right next to Hidden Haven Lake and includes a clubhouse, walking trails and an activity lawn. There’s also a walking loop around the local park, along with a few lawn games such as cornhole and giant checkers. A few more parks and green spaces are being built along Park Vista Way and Stoneybrook Lane, and the amenity center will receive future updates that include a putting green, a playground, pickleball courts and swimming pools.

New traditional homes built around Bridgewater

The first residential subdivisions have been built alongside Bridgewater Promenade and Presidential Parkway, with lot sizes ranging from 5,000 square feet to a third of an acre. Five home builders are working on the community, with one- to two-story traditional homes making up the bulk of the real estate market. “There’s going to be five iterations of the same home,” says Daniel Lott , a local Realtor with Summitt Realtors who has been working in the market for seven years. “This one is going to have a different color facade, or this one’s going to have different brick. No two are going to look exactly alike, but there are going to be three or four of them with the same floor plan on the same street.” A few luxury townhomes are also under construction by the highway.

Housing prices and HOA fees in Bridgewater

Homes range from 1,900 to 5,000 square feet, with prices adjusted based on their size and amenities. Smaller homes range from the upper $300,000s to the upper $500,000s, while larger homes cost between the lower $600,000s and the lower $900,000s. HOA fees are about $850 annually.

Two highways to Dallas and Fort Worth

U.S. Route 287 is directly south of the community and serves as the main highway between Midlothian and Waxahachie. “It’s right off the highway,” Lott says. “You’re about five minutes to Midlothian, 15 minutes to Waxahachie and another 20 to Cedar Hill. You’re centrally located to get to any of the major cities pretty quickly.” Residents can also take the highway to drive over 30 miles to Fort Worth, or they can get on U.S. Route 67 to drive north to the Dallas Love Field airport. The Methodist Midlothian Medical Center is about 4 miles away and is open for 24 hours.

Two schooling options between Midlothian and Waxahachie ISD

Most of the community is zoned for the highly rated Midlothian Independent School District, while a small portion south of Cedar Bluff Trail is zoned for the highly rated Waxahachie Independent School District. Voters approved a $380 million bond package for Midlothian ISD in November 2025 that includes building a new career and technical education center in the next few years. Waxahachie ISD features an acclaimed fine arts department with its band, choir and theater arts programs earning state recognition. A new Waxahachie ISD campus is also slated for construction between the community’s two current subdivisions.

Fast food restaurants and future commercial development

While there isn’t any on-site dining currently available in Bridgewater, future phases of construction will include new commercial areas right next to the luxury townhomes. In the meantime, residents have a few local restaurants nearby, such as:

  • Pho N Wok, an Asian restaurant that serves a variety of noodles and hand-battered chicken.
  • Mo & Hari’s, a neighborhood bistro and chophouse that serves Italian cuisine and craft cocktails.
  • Texas Best Smokehouse, a one-stop shop for beef brisket and barbecue sliders.
  • Whataburger, a Texas-based chain that’s famous for its hamburgers.
Most people will drive to Downtown Midlothian for more shopping and dining options, with the closest grocery stores being Kroger, Aldi and Brookshire’s.
