Residential streets and agriculture off the Hudson River
An intertwining web of homes, farmland and wooded swaths of coastline sits along the western banks of the Hudson River in upstate New York. The neighborhood of Milton dates back more than 300 years and has a long history of industry on one of the east coast’s longest rivers. Mills, factories and lumber yards were among the manufacturing outlets that churned beside the Hudson, and a dock on the river was used to send goods on their way. The name “Milton” is even evocative of the area’s former characterization as a mill town.
Milton even has ties to the Revolutionary War and George Washington himself. “As the general of the army, he believed that the apple was the perfect food for soldiers,” says Matthew Gibbs, an associate broker with Keller Williams Realty Hudson United. “As we were approaching the Revolutionary War, Washington encouraged a lot of farmers to plant apple orchards and grow apple trees, and it’s what fed the soldiers during the war.” Those orchards still endure to this day, occupying significant stretches of land in the neighborhood.

Organically-grown crops ripe for the picking
Orchards are plentiful in and around Milton, with sprawling agrarian landscapes stretching across some of the neighborhood and the surrounding area. “Milton is rich with American history because it’s where so many of the original apple orchards were planted antebellum,” Gibbs says. Visitors make their own selections of more than a dozen agricultural delights at DuBois Farms & Tavern, which offers a pick-your own feature for customers and doesn’t require reservations. The Tavern at DuBois Farms is also open from noon to 5 p.m. every day and offers beers, wines and more.
“There’s a lot of apple orchards and a lot of farms in and around Milton,” Gibbs says. “The big draw is to be able to have that more rural feel and be surrounded by orchards and farms.” Other outlets include the Overlook Farm Market, which has been in business for more than half a century and is open six days a week, and the Meet Me in Marlboro Farmers Market.

Recreation on dry land off the river
Though the Hudson River flows alongside Milton, it’s not the most common site for recreation. “The riverfront is actually taken up by industry,” Gibbs says. “It definitely draws jobs into the area, but it’s not as recreation-focused in Milton as it is in Cornwall, Newburgh and Marlboro.”
Young’s Park plays host to baseball games, while Milton Landing Park sits on the waterfront and has spots for fishing or launching kayaks on the river. The park also has a campground, dog park and picnic area. Near the center of Milton, Cluett Schantz Memorial Park has courts for basketball and bocce, fields for softball and a playground. The Hudson Valley Sportsdome is the site of soccer, lacrosse, flag football and more sports with nearly 100,000 square feet inside.

Wineries, breweries and local eateries
Kirky’s Deli & Pizza, Inc. is a local favorite for fresh pies out of the oven and catering, while Frida’s Café is situated just off Route 9W and serves up the Frida’s Burger. Locust Grove Brewing Company specializes in ciders and craft beers closer to the river, where guests sip drinks while looking out over the Hudson while also enjoying live music and food trucks. “You have a lot of farms and a lot of people that support the industry and orchards and farms,” Gibbs says. “There’s even some wineries within the town of Milton as well, so there’s a lot of families that support the agriculture and agritourism.” The Kedem Winery is just one of those establishments, founded almost 200 years ago and offering a tasting room and a wine club, and groceries are sold at a Hannaford 3 miles up the road.

Homes amid agriculture in Milton
Although Milton is mostly made up of ranch-style homes, the neighborhood also features a variety of other architecture like Victorian homes, colonials and farmhouses. “Milton’s housing is very diverse,” Gibbs says. “Those properties that have mountain and river views are definitely more luxury-price-point homes.” Pricing varies depending on location and style, but often falls between $350,000 and $550,000; homes can also cost as low as $100,000 or as high as $1 million.
Single-family properties are typically concentrated in several small areas amid the roads that wind through the farmland. “You certainly get some wonderful properties as you move half-a-mile to a mile off the river,” Gibbs says. “Some properties in Milton have some beautiful river views that are just terrific and something people look for in that area.”

Schooling to the south in Marlboro
Students in Milton head south for education, beginning at Marlboro Elementary School, which receives a B-minus from Niche and serves kindergarten through fifth grade. Marlboro Middle School scores a B and spans grades six to eight, while Marlboro Central High School gets an A-minus. Marlboro Central High’s softball team made it to a state tournament’s opening round in 2024.

Convenient access to Route 9W
Route 9W bisects the northern half of the neighborhood and runs along the western edge of Milton’s southern half, directly connecting to areas like Kingston and Albany while spanning nearly 150 miles overall. Kingston sits 20 miles north, while New York City is just over 75 miles south. The New York State Thruway is accessible via a drive of just over 10 miles northwest. Medical care at Nuvance Health Vassar Brothers Medical Center is six miles away across the Hudson, and the Hudson Valley Regional Airport sits about 13 miles southeast.
