Washington Heights, a neighborhood in the midst of urban amenities
Bordering Wisconsin Highway 175, Washington Heights is a Milwaukee neighborhood with access to parks, restaurants and retail. "It's a great, eclectic, tight-knit community," says Emily Bear, a global real estate advisor at Mahler Sotheby’s International Realty. Roughly half of the neighborhood's occupants are renters, but many become buyers. "People frequently look to stay in Washington Heights. Once you're there, you become a part of Washington Heights for life," Bear says. Washington Heights is known for its diverse sampling of early 20th-century architectural styles, but the neighborhood's walkable access to urban amenities might be even more attractive to homebuyers.
"A lot of people truly end up being happy they chose this more urban environment rather than moving out to the suburbs because of what it offers: community, walkability and some of the best architecture within the county of Milwaukee," says Realtor Chanell Royston, who sells homes in the neighborhood with Mahler Sotheby’s International Realty.

American Craftsman, Tudor and Mediterranean styles
The average home in Washington Heights was built in 1921. “A lot of the houses have preserved the natural charm, while many have been updated substantially with new kitchens and baths," says Realtor Chad Larget, who has lived in the neighborhood since 2006 and sells homes there with First Weber Real Estate. The homes are close together along sidewalk-lined city lots. “Even with small backyards, I’ve seen some really nice outdoor living spaces and patios," Larget says.
The majority of the neighborhood's homes rise above Milwaukee's median price. Most houses are priced from $200,000 to $550,000. Bungalows, Craftsman and American Foursquares are priced from $200,000 to $390,000. The neighborhood's Mediterranean-style homes are the most expensive, priced from $330,000 to $730,000. The neighborhood also has duplexes priced from $120,000 to $340,000. "The area isn’t just for homeowners," Royston says. "These rental properties regularly have long-term renters for 20-plus years."

Neeskara Elementary, Roosevelt Middle and Washington High
Because of Milwaukee's school choice policy, parents apply to send their children to schools throughout the city. On the neighborhood's south end, Neeskara Elementary School has a special education program that supports deaf and hard-of-hearing students. The school has a C-minus Niche rating. Four miles east of the neighborhood, Roosevelt Middle School of the Arts is a charter school that emphasizes creativity in its curriculum, and the kids often get to shadow professional artists. About a mile north of the neighborhood, Washington High School of Information Technology has programs to help students practice English if it is not their first language. Both schools have D-plus Niche ratings. Parents can also send their children to the area's private schools. About a block north of the neighborhood, Milwaukee French Immersion School has a C-minus Niche rating and serves prekindergarten through fifth-grade students. About 3 miles southwest of the neighborhood, Wisconsin Lutheran High School has an A Niche rating and a 99% graduation rate.

Washington Park and a sports park operated by Milwaukee Recreation
Washington Heights provides ample opportunity for residents to get active outdoors. Along Stadium Freeway, the community borders Washington Park, where residents play basketball, swim, play soccer, take their children to the toddler play area and have lunch in the picnic area. The park includes a pond encircled by paved walking paths. Many residents like to paddle boats on the pond, which surrounds three small islands. Some park visitors stop by the Urban Ecology Center to learn about animals native to Wisconsin. The recently restored band shell at Washington Park hosts a summer concert series with free shows every Wednesday night. Directly south of Washington Heights, along West Vliet Street, Milwaukee Recreation operates a park with multiple baseball fields, tennis courts and shaded seating areas. Local green thumbs rent spots at Washington Heights Community Garden to plant flowers and vegetables.

Valentine Coffee Co., Viet Hoa Supermarket and Rainbow Booksellers
Shopping and dining options line West Vliet Street on the southern edge of Washington Heights. Since 1998, O’Brien’s Irish American Pub has served cod sandwiches and draft beer from a Mediterranean-style brick building. About three blocks west of the neighborhood, Valentine Coffee Co. roasts its beans in-house. Patrons also appreciate its rustic wood-furnished atmosphere and fresh-baked bread. West Vliet Street is home to several boutiques, like Swoon, a gift shop that sells handcrafted jewelry, clothing, home goods and toys. Rainbow Booksellers is a children’s bookstore with a realistic exterior mural that makes the building look like a giant bookshelf. At Dandy, people purchase antique furniture. The business' brick warehouse interior is also a popular wedding venue. On West North Avenue, residents shop for groceries at Viet Hoa Supermarket and eat dinner at Heaven’s Table BBQ.

Professional sports and a movie theater
Entertainment options are abundant. The Milwaukee Brewers play baseball at American Family Field, about 2 miles south of the neighborhood, and the Milwaukee Bucks play basketball at Fiserv Forum, about 3 miles east. Less than a mile from Washington Heights, The Times Cinema is a red neon-lit movie theater that shows everything from cult classics to new releases. Horror fans flock to the theater for its annual Shocktober Fest, which specializes in gruesome and macabre flicks.

A public bus system and highway access
There are multiple bus stops along West Vliet Street, West North Avenue and North 60th Street. Interstate 94 takes commuters about 6 miles east to Downtown Milwaukee. Washington Heights is 13 miles from Milwaukee Mitchell International Airport via Interstate 94.
Washington Heights Neighborhood Association and multiple churches
Royston praised the Washington Heights Neighborhood Association. "The association is forever flourishing,” he says. “They have at least quarterly events, like trick-or-treating for Halloween. Trick-or-treating is a big deal in Washington Heights. The blocks shut down for families to walk through and see the amazing decorations."
Mount Olive Lutheran Church has a towering brick steeple, stained glass windows and vaulted ceilings supported by lacquered arches. It has served the neighborhood for over 120 years and regularly hosts community lunches, book fairs for children and Christmas gift exchanges. About a block away, Saint Sebastian Parish hosts an annual neighborhood fish fry that's been happening for more than 60 years.
