Washington Heights blends city convenience with suburban atmosphere

Washington Heights is a large and dense residential neighborhood with the motto "In the City – Out of the Ordinary." Home to about 7,000 people, the community is a halfway point between Milwaukee's urban center and the suburbs of Wauwatosa and beyond. It's also a halfway point for lifestyle, blending the shopping, conveniences and short commute of city living with the nearby parks, quaint homes and strong community of the suburbs.

Washington Heights blends tree‑lined streets and historic homes, offering a peaceful residential feel just minutes from the city.

20th-century homes and multifamily rentals

Walk along Washington Heights' gridded streets, and you'll see all kinds of architectural styles from the early 1900s. "There are a lot of Craftsman homes built in the 1920s," says Chad Larget, a Realtor with First Weber Realtors – North Shore and resident of Washington Heights for 20 years. "There's a good mixture of single-family homes, two-family homes and some multifamily homes as well." Bungalows, cottages, Queen Anne Victorians and American Foursquares are the most common, and Tudor Revivals, Colonial Revivals and Mediterranean-inspired homes are also available. "A lot of the houses have preserved their natural charm, while many have been updated substantially with new kitchens and baths," Larget says.

The cost of homes in Washington Heights

Single-family homes in the area range from the low $100,000s for small cottages and other two-bedroom houses to the mid-$500,000s for four- or five-bedroom properties. Some of the grandest houses in the area are valued as high as the mid-$700,000s, but haven't sold in recent years. Most of the community's renters live in multifamily homes, which range from the mid-$100,000s to the mid-$400,000s. On average, houses sell in under two weeks, which Larget says is due to two reasons. "It's a very desirable area within the City of Milwaukee," he says. "And in Wauwatosa, prices are more expensive on average."

Organized events for the community

What sets Washington Heights apart from other city neighborhoods is its strong sense of community. "There are a lot of people who have been there many, many years, but also people who move in and out, too," Larget says. "So, you've got fresh people coming in, and you've got the stability of long-term residents." The Washington Heights Neighborhood Association is a highly active group that organizes community events, including:

  • The Washington Heights Easter Egg Hunt
  • A neighborhood-wide spring clean-up
  • The Bloom & Groom Plant Sale
  • Fall and spring rummage sales
  • Spooktacular, a Halloween event

Washington Heights residents get active at Washington Park

The neighborhood is a short drive from Washington Park, one of Milwaukee's oldest parks, designed by Frederick Law Olmsted in 1892. "There are concerts in the park on Wednesday evenings in the summertime," Larget says. "That brings together people from all around the city." The park's features include a bandshell, a playground, tennis and basketball courts, a fishing pond and walking trails.

Commuting to two cities by car, bike and bus

Getting around the area is easy, and residents can reach stores, employers and attractions in Milwaukee and Wauwatosa in a few different ways. "Proximity to the city is great. You can be downtown in five to seven minutes and at the lakefront in 10," Larget says. "It's also very accessible to the west side, which has the medical complex [in Wauwatosa], American Family Field and a lot of the touristy attractions [in Milwaukee]." Ways to get around include:

  • By bike, riding in designated lanes along Washington Boulevard, Lloyd Street, North Avenue and Vliet Street
  • On foot, with ample sidewalks and crosswalks shaded by tall trees
  • By buses, which stop along the neighborhood's bordering roads
  • By car, taking Vliet Street west to Wauwatosa, and Lisbon Avenue or Interstate 94 to downtown Milwaukee

Public and private schools are within walking distance

Milwaukee offers school choice, allowing students to attend any school operated by Milwaukee Public Schools, provided there is room, and they meet the entry requirements. Washington High School of Information and Technology, Neeskara Elementary School, Milwaukee French Immersion School and Hi-Mount Community School are public options in Washington Heights or nearby. Neeskara is one of Milwaukee's few schools that offer a program for students who are deaf or hard of hearing. There are also private schooling options in Washington Heights, including Mount Olive Christian Day School and Saint Sebastian School.
