Park is a star
Build it and they will come? It’s an adage that rings true for Milwaukee’s Washington Park and the neighborhood that takes its name. The park was the brainchild of legendary landscape architect Frederick Law Olmsted Sr., of New York City Central Park fame. Olmsted surmised that Washington Park would be a catalyst for development in the area when the 130-acre expanse was built in the late 19th century, with its dense greenery and intricate walkways. It was a belief held true, and the effects are still being felt. The neighborhood that unfolded around the park continues to attract with its convenient location and price tags much less than the citywide average. The crime score here ranks above the national average, though, according to the CAP Index. “If you want to be in close proximity but have an affordable living situation then you live at Walnut Hill and Washington Park,” says David Boucher, a longtime resident of the adjacent Walnut Hill neighborhood and co-owner of Amaranth Bakery & Café there.

Classic homes with potential
Much of Washington Park’s housing stock dates back to the early 20th century, with homes fashioned in various colonial, bungalow and Victorian-inspired styles. A lot of the options here are multifamily homes, including quite a few duplexes. There are some apartments in the neighborhood, too, and the vast majority of residents in the neighborhood are renters versus owners, 73% to 27%. However, those looking to buy in Washington Park are greeted with average sale prices of about $109,000, less than half the combined average around Milwaukee, of about $238,900. Options that need work can come with prices below $100,000.
Amenities aren’t hard to find
The neighborhood is primarily residential outside of the park, but there are a couple of thoroughfares residents can reach quickly, for restaurants and other amenities. One of them, to the south, is Vliet Street. “There’s just a wonderful array of shops on Vliet Street these days,” Boucher says. Vliet features everything from a florist to multiple gyms to an antique store. Lisbon Avenue is a thoroughfare that runs right through Washington Park and whose options include Seafood Island Market, which is not only a grocer but also offers an assortment of prepared foods, from chicken fingers to T-bone steak. The Washington Park Branch of the Milwaukie Public Library system is just off Lisbon, too. North Avenue, on the northern end of Washington Park, offers Brothers Plus Groceries, another spot to grab quick food items and more. There’s also a butcher shop on North Avenue, Bill the Butcher.

Washington Park is a community hub
Washington Park itself is much more than a passive space. Instead, the sprawling space hosts an assortment of events, too. Among them is Washington Park Wednesdays, a series of free concerts every Wednesday from July to August. Washington Park Wednesdays include a Happy Hour and food trucks. Also, the park houses one of three area branches of the Urban Ecology Center, which organizes its own educational programs, for all ages. “The other events in the park focus around environmental education and things like that due to the Urban Ecology Center,” Boucher says. “They’ll have a fall festival, they’ll have a winter fest. They do fishing education workshops.”

Schools come with options
The Milwaukee Public Schools system allows students and their families to apply for the top three district schools of their choice. Those in Washington Park could opt for Bethune Academy for prekindergarten to eighth grade, which has a C-minus rating on Niche and offers an English as a second language program. From Bethune Academy, students could progress to the Washington High School of Information Technology, which carries a D-plus rating but has student-teacher ratios of 14-to-1.

Washington Park has a little something for everyone
The namesake park here was developed in the 1890s, and has continued to evolve in the eras since. Washington Park featured a city zoo at one point, which closed in 1963. A bandshell, that still hosts live shows, opened here in 1938. The Urban Ecology Center debuted in 2007. The park also features multiple athletic fields, a basketball court, a playground, a pool and a 10-acre pond open to fishing.

Take a trip with Milwaukee County Transit
Washington Park has several stops in the Milwaukee County Transit System bus network. MCTS includes more than 40 bus routes in total. Also, Washington Park is bordered on the west by Wisconsin State Route 175, which drivers can take advantage of to reach other parts of the region. And Downtown Wisconsin using nearby Highland Boulevard and U.S. Route 18.
