Family-oriented suburban neighborhood 20 miles east of Cincinnati
Twenty miles east of Cincinnati, just inside the Interstate-275 Beltway, lies Mount Carmel, one of the oldest communities in Union Township, dating back to the early 1800s. “This is a small community that gives a warm family feel,” says Roger Wagner, a Realtor with Wyndham-Lyons Realty Services, LLC. “A lot of buyers in this area have kids, so that’s something very important to them.” Families are attracted to the neighborhood by the schools, the plethora of parks and proximity to the Eastgate Mall shopping area and Downtown Cincinnati.

From ranch-style and split-levels to colonials and new-traditional homes
The real estate market in Mount Carmel is highly competitive due to the budget-friendly cost of entry. “There is inventory in your lower to middle range, which brings a lot of first-time buyers here,” Wagner says. “When you hit the higher range, you’re limited to how many people can reach those numbers.” Ranch-style homes built in the 1950s and split-level homes built in the 1970s are prevalent and have sold for between $150,000 and $300,000. Larger colonials and new traditional homes are becoming more popular and selling for between $300,000 and $700,000. “Right now, new construction is the hottest, but existing homes are still very marketable,” Wagner says. “If someone is looking for subdivision living, it’s here. If someone wants land, it’s here. If someone wants a big house or small house, it’s here.” The popularity of the neighborhood has led to more and more development. New single-family homes and townhouses are going up in the Twelve Oaks Community. These properties go for between $225,000 and $425,000. While sidewalks line the streets of Mount Carmel, the community is more spread out, making it more of a car-dependent neighborhood, backed up by its Walk Score of 32 out of 100. As for crime, the CAP Index gave Mount Carmel a Crime Score of 3 out of 10, slightly lower than the national average.

Graded C from Niche, West Clermont Middle School is a Purple Star School, meaning they are committed to supporting the unique educational and social-emotional needs of military-connected children. In ninth grade, students move to B-minus graded West Clermont High School. Recreation options galore
Mount Carmel Park on Ravenwood Court is the neighborhood’s dedicated green space. Set aside with a tree-lined sidewalk, the peaceful park has an all-ages playground perfect for local children to enjoy during the summer months. The pet-friendly park is open from dawn to dusk and has picnic areas. Clepper Park in neighboring Summerside is a more robust park with many amenities, including updated ADA-accessible facilities. The park has changed in recent years, including the addition of a popular dog park. Visitors can walk the 1-mile trail around the park, bring their reel, and cast a line in one of the catch-and-release fishing ponds. There are multiple sports fields and courts, picnic shelters and tables and public restrooms. Veterans Memorial Park is ideal for residents to play various sports, from basketball to sand volleyball. The 25-acre park also includes a fishing pond and a playground perfect for children. The Ivy Pointe Walking Trail is nearby and the ideal spot to take a furry friend on a long walk. The Nothin’ but Net Sports Complex offers five hardwood courts and a concession stand outfitted with two TVs. The complex provides opportunities to play pickup basketball and join a league for regularly scheduled games.

Residents gather at Mt. Carmel Brewing Co.
Primarily residential, Mount Carmel is quiet by design and has limited commercial business. Established in 2005, Mr. Carmel Brewing Company was once a two-vessel system nestled in a storm cellar but has since expanded to a 30-barrel brewhouse. Set in the basement of a 1924 farmhouse, this brewery features a taproom offering pints and growlers. The Carriage House has a scratch kitchen for lunch and dinner and can accommodate private events for up to 150 people. “Mount Carmel is the small picture neighborhood, but the big picture is part of the Eastgate area,” Wagner says. Anchored by the Eastgate Mall, which is undergoing widescale changes under new ownership, Eastgate Pavilion and the Eastgate Village Shops, this business and retail mecca are located near the interchange of Interstate-275 and Ohio State Route 32. For stocking up on groceries and essentials, Walmart Supercenter, Sam’s Club, ALDI and Jungle Jim’s International Market are all in the same shopping complex. The area teems with chain dining like Applebee’s, Golden Corral, Longhorn Steakhouse and Steak ‘n Shake.

Mount Carmel runs up against Interstate 275 and Route 32, allowing easy access to those thoroughfares. Residents looking to make the commute into Downtown Cincinnati have a 20-mile drive. Cincinnati/Northern Kentucky International Airport is a 27-mile drive for residents looking to catch a flight.
