Mount Laurel’s transition from farmland to suburb
A former center of agriculture about 17 miles east of Philadelphia, Mount Laurel has maintained its rustic roots while implementing a more suburban touch. Jeffrey Orleans, a real estate developer, bought many of the farms in the early 1960s and began building homes. But at the same time, local officials worked to retain the farming ethos that predated development. “The town was good at purchasing open space, so they’ve been able to preserve a lot of acreage,” says Dawn Hogan with Coldwell Banker Realty. “Mount Laurel is well-rounded. There’s no congestion, still a lot of open space and an excellent school system. You can easily get to where you need to go and still come home to a countryside suburb.” Nearby access to both the New Jersey Turnpike and Interstate 295 helps to shorten trips into Philadelphia and New York City.
Homes continued to sprout up throughout Mount Laurel in the '70s and '80s, and commercial development followed suit. “Mount Laurel really started to explode in the ‘80s,” says John Wuertz, Broker Associate with Berkshire Hathaway HomeStyles. “A lot of buyers have been schooled to look at the ‘four Ms,’ which are Mount Laurel, Moorestown, Medford and Marlton. Mount Laurel is desirable for anyone, from first-time homebuyers to corporate executives.” This sought-after area not only boasts a highly-rated school district but it also has a CAP Index crime score of 1 out of a possible 10, the lowest score possible and significantly below the national average of 4.

Styles ranging from townhomes to Colonial-inspired estates
The housing inventory in this eastern section of Mount Laurel Township is low, and only seven homes were sold in 2024. However, when homes are available, buyers have options. “You can have as small of a yard as you want while still being in a four-bedroom house,” says Wuertz. “Or if you want an acre, you can find those homes, too. There isn’t any real limitation.” Different townhome complexes built between 2019 and 2021 offer three-level units with slightly more than 2,000 square feet and attached garages. These homes are generally between $490,000 and $520,000, with a $136 monthly HOA fee. Common single-family housing styles include Cape Cods, Colonial-inspired and custom-built homes. These properties typically have multi-car garages and driveways, often sitting on a half-acre to a full acre of land surrounded by poplar and mulberry trees. Home sizes range from 2,500 to 4,500 square feet, and some have spacious backyard areas with hardscaped patios or in-ground pools. Price tags can start around $535,000 and cap off around $900,000. There are subdivisions that feature estate-like Traditional or Colonial-inspired houses with 5,500-square-foot interiors and meticulously manicured lawns, which can costanywhere from $900,000 to over $1.25 million.
Hogan mentions that there are also a couple of low- to moderate-income communities scattered throughout Mount Laurel, including Ethel Lawrence Homes located on Mount Laurel Road. This development is located across the road from a senior living community called Holiday Village East.

Fun for every season at Laurel Acres Park
The largest, most well-attended park in town is Laurel Acres Park, located about 3 miles west of this Mount Laurel neighborhood. “The baseball fields there have won some awards, there’s a fishing pond, walking trails through the woods, a big playground, an enormous sledding hill,” Hogan says. “I used to live next to the park. When it snowed, it was mayhem. You could hardly get out of our street, so they extended the parking lot.” In addition to sledding, Laurel Acres Park hosts other seasonal events like summer concerts and fall festivals.
Centrally located at the area’s main intersection of Mount Laurel Road and Hainesport-Mount Laurel Road, the Mount Laurel Historical Society preserves and shares the township’s history within a historic building constructed in 1866. The trailhead to the wooded walking path of Mount Laurel State Park is located at the Historical Society’s parking lot. The trail is lightly marked, so it’s easy to get lost, but one landmark to keep an eye out for is a tall radio tower at the top of a hill. A smaller neighborhood park on the west side of Mount Laurel, Elbo Park features a playground for children ages 2 to 5 and paved walking loops around the park’s green space.

Advancement opportunities at Lenape High School
Students living in Mount Laurel can begin at Hillside Elementary, a kindergarten through fourth-grade school that receives a B rating from Niche. They can then advance to Mount Laurel Hartford School for fifth and sixth grades and T.E. Harrington Middle for seventh and eighth grades, both of which receive a B-plus. “They split the schools up in 2012 because studies showed that it’s not in the best interest for sixth graders to be with eighth graders,” Wuertz explains. Lenape High School, which receives an A-minus, teams up with Kean University, Rowan University and the nearby Rowan College at Burlington County to offer high schoolers dual-enrollment courses. “There are a lot of car shows out by Lenape High School," says Giulio Leone, Realtor with HomeSmart. “People bring their cars and show them off. There are also a lot of farms out that way.”
One locally loved farm is Johnson’s Corner Farm, where visitors can shop for seasonal produce and baked goods year-round. What residents may not find at one of the town’s remaining local farms, they can plant themselves. Mount Laurel Township Community Gardens, located on the north side of the neighborhood, offers 20 by 20 square foot plots.

Shopping trips to Moorestown Mall and Centerton Square
Near the neighborhood's main intersection, Cucina Carini is a popular Italian restaurant within a former Colonial-style home. For more dining and shopping options, residents can head about a mile west to the Towne Square shopping plaza, where there is a ShopRite, salons, storefronts and eateries. K Towne Kitchen is an Asian-fusion establishment with menu items ranging from ramen and sushi to hoagies and wings. About 5 more miles west, the Moorestown Mall area features big-box stores like Walmart and Boscov’s, along with more restaurants. “Cooper Hospital is taking over the mall,” Hogan says. “They took away part of the mall and added more hospital, and eventually it will probably be all hospital.” This commercial area, located right off the interstate and turnpike, also has several hotels, one being the CoCo Key Water Resort, with its extensive indoor water park and arcade. Residents can also venture just 4 miles north to Centerton Square to grab groceries and essentials at either Costco or Wegman’s.
Cornerstone Church is a Christian faith-based church located near the intersection of Mount Laurel and Hainesport-Mount Laurel roads. This church offers ministries and community groups for children all the way to seniors. Nearby, Adath Emanu-El is a progressive Jewish synagogue with private education options for students in kindergarten through sixth grade.

A car-dependent town with Interstate 295 and Turnpike access
Mount Laurel is car-dependent, as there are no bus or train services in the immediate area. Mount Laurel Road, Hainesport-Mount Laurel Road and Elbo Lane are the main thoroughfares in and out of the Mount Laurel section of town. The New Jersey Turnpike can be accessed less than 5 miles to the west, and the Turnpike runs parallel to Interstate 295. “In Mount Laurel alone, there are three entrances to get onto 295,” Hogan says. Once on the interstate, Philadelphia International Airport is about a 25-mile drive. Mount Laurel is car-dependent, as there are no bus or train services in the immediate area. “A lot of people drive to Woodcrest and take the PATCO that goes right into City Hall in Philadelphia,” Wuertz says. “It’s also pretty common to driveway halfway to Hamilton on 295 and take the NJ Transit express train into New York City,” he adds, referring to a popular train station located 30 miles north in Trenton.
Mount Laurel is an ideal suburb for Philadelphia commuters.
Commute easily with access to the NJ turnpike or Route 295.
