Elevated Coastal-style homes, custom builds, and bungalows are among the most popular housing styles here, but with several subdivisions, there’s a sizeable range of styles and prices. The houses are set on lots at or above a quarter-acre, enveloped by live oaks and palm trees, and usually have paved driveways or one- to two-car garages. More lavish exterior features may include in-ground pools, lake or marsh front views and private dock access. Landlocked homes typically start around $850,000. Buyers looking for a view of the surrounding waterways will see prices climbing between $1 and $2.6 million. The Seaside market is competitive, and homes tend to stay on the market for less than a month. “There’s not much turnover because people will buy a home at a lower cost and move up in the neighborhood to a larger, more expensive home,” Rogers says. “Once you’re in, you don’t want to leave.” Amenities vary between subdivisions, from boat launches to swimming pools, tennis courts and walking trails.

STEM partnerships
Mamie P. Whitesides Elementary School is just outside the neighborhood along Rifle Range Road. Niche gave it an A grade. Laing Middle School of Science and Technology also has an A rating from Niche. Lucy Garrett Beckham High School received a B. The school is housed in a new building on a 44-acre campus.
