Munsey Park offers scenic streets and nearby attractions

Towering elms, beeches and sycamores stretch their limbs across Park Avenue, creating a canopy of shade as you enter the village of Munsey Park. The quiet, natural setting of this community is one of its biggest draws, but it has much more to offer than just its landscape. Whether you want to shop on Manhasset ’s Miracle Mile or relax on the beach, Munsey Park puts you right in the middle of these North Shore attractions. Highly rated schools and a convenient commute to New York City add to the appeal.

Village homes mix historic styles with higher prices and taxes

Colonial Revivals, Tudor Revivals and ranch-style homes make up much of the village. You’ll find houses with brick and stone exteriors surrounded by lush green lawns and detailed landscaping. “It literally looks like a Norman Rockwell painting,” says Alexandra Gregorek, an associate real estate broker at Douglas Elliman Real Estate with 15 years of experience. “It’s a really nice, quaint village.” Prices typically fall between the lower $1.2 millions and the mid-$3.2 millions. Expect high property taxes here, too. Nassau County is known for having some of the highest rates in the country, and you’ll have to pay taxes to the county, the Town of North Hempstead, the Village of Munsey Park and the school district.

Students are served by one of the state's top school districts

Munsey Park is served by the Manhasset Union Free School District, one of the highest-rated districts in the state. Manhasset Secondary School is a highly rated middle and high school that has received recognition, including:

  • Being named a Best Community for Music Education by the NAMM Foundation
  • Being designated a Blue Ribbon School of Excellence
  • Producing multiple winners of the National Merit Scholarship Program

Parks, ponds and beaches offer plenty of recreation

Getting outside is easy in Munsey Park, with popular green spaces in and around the village. “There’s a cute pond right in the center. In the winter, you’ll see kids skating on it,” Gregorek says. Copley Pond Park and Waldmann Memorial Park offer natural settings where you can sit and enjoy the scenery or take a stroll through the woods. North Hempstead Beach Park is another popular destination just north of the village. “It’s really nice. They have a huge pool. You have tennis courts, paddleball courts, a baseball field, a skateboard park. You have a little beach area,” Gregorek says. “It really has everything right in that area.”

Designer stores and daily essentials are all nearby

High-end shopping is available close to home. Some of your options along Manhasset’s Miracle Mile include:

  • Browsing at department stores like Macy’s
  • Shopping for deals and discounts at outlets like Nordstrom Rack
  • Strolling through the designer boutiques at Americana Manhasset
Daily essentials are easy to find, too, with Whole Foods and King Kullen on Northern Boulevard.

Quick train rides and permit parking make commuting simple

Commuting to Manhattan is a breeze with the Manhasset Long Island Rail Road station nearby. Munsey Park residents can get a Resident Commuter Parking Permit, allowing them to park at the train station for a lower fee. The ride into Manhattan is about 40 minutes. If you prefer driving, you’ll have a 25-mile trip along Interstate 495.

Which renovations need approval from village officials

Building permits are required for many home projects in Munsey Park. If you’re planning on replacing doors or windows, installing central air conditioning or having a tree removed, you should contact Village Hall to get a permit. Some projects, like adding a new coat of paint to your house, do not require a permit.

This 1938 Colonial in the Village of Flower Hill has good bones but needs a full gut renovation, retrofit, and expansion to truly take advantage of the slightly larger 8,500 sq ft lot. With R-7 zoning and a maximum FAR of 0.42, the property offers significant upside for buyers who wish to expand the home, potentially up to approximately 3,570 square feet, subject to Village approvals, setbacks,
