Residents mingle with tourists in bustling Downtown Myrtle Beach

Packed with shopping, dining and entertainment, downtown Myrtle Beach is where the tourists go when they’re in town. Its residents—a mix of renters and owners, many of whom are seasonal—enjoy the hustle and bustle that comes with being in the middle of all the action. Housing options include everything from high-rise condo complexes on the beach to suburban single-family homes farther inland. Residents enjoy access to the ocean and the Intracoastal Waterway, which runs along the neighborhood’s north side. Golfers have access to a public course within the community, and the city’s international airport is so close, some residents can walk there.

Housing options include condos, single-family homes and townhouses

Downtown Myrtle Beach’s housing options are as eclectic as the many tourists that pass through the area every year. Condos are the most popular, and they sit in a range of complexes, from shiny high-rises on the water to smaller, more modest buildings farther inland. Some buildings are for all ages while a few are 55-plus communities. Buyers can also purchase fully furnished one-room condos within hotels, nicknamed “condotels,” and enjoy amenities like housekeeping services. Townhouses and single-family homes are generally inland, though some are within a block or two of the ocean. Single-family homes are mostly ranch-style or cottages with Craftsman or Cape Cod style influences, and they sit on grassy lawns with mature trees.

Renters slightly outnumber owners here, and many owners are seasonal. “A lot of people who purchase there do short term rentals in the summer,” says Eleanor Becker, a Realtor with Realty ONE Group Dockside who sells throughout Myrtle Beach. Owners then tend to come back during the winter. “It’s a really different vibe. We get some vacationers in the winter, but it’s nothing like the summers.”

The median price for single-family homes is around $450,000, and around $200,000 for townhouses and condos. Properties close to the ocean are in a FEMA-designated flood zone, and flooding is possible throughout the rest of the neighborhood, so specialized insurance is either required or strongly recommended.

Walkability is high, major streets can get congested in the summer

The neighborhood scores 78 out of 100 in terms of walkability and is also somewhat bikeable. Public transportation is available via Coast RTA buses. During the peak tourist season, main roads like Ocean Boulevard and Kings Highway get heavily congested, so it pays to learn alternate routes on smaller streets. There are several nearby hospitals, including Grand Strand Medical Center and South Strand Medical Center. Myrtle Beach International Airport is just outside of the community. “It’s really conveniently located. You don’t have to get off the plane and then drive a long time to get to downtown,” Becker says.

Golf, boating and the beach keep residents active

Golfers can tee off at Whispering Pines Golf Course, a public 18-hole layout on the neighborhood’s southwest side, or head to the many courses and clubs nearby. Boaters can store their vessels at public marinas near the neighborhood, and those that live along the Intracoastal Waterway often have personal docks. The beach is accessible from several access points lining the shore, though you may have to fight for a spot on the sand during peak tourist season. For anglers, the pay-to-fish Second Ave Pier is conveniently located in the neighborhood.

Shopping and dining at Broadway at the Beach and Market Common

Some of the city’s most popular shopping, dining and entertainment are in or just outside of the neighborhood, including:

  • Broadway at the Beach, a sprawling outdoor mall reminiscent of Downtown Disney with boutiques, gift shops, restaurants, bars and entertainment like Dave & Buster’s, Top Golf and carnival rides at Pavilion Park
  • The Market Common, another outdoor mall with a mix of national retailers, local boutiques, over a dozen restaurants and bars, a movie theater and a bowling alley
  • The Myrtle Beach Convention Center, which hosts major events throughout the year like national sports and dance competitions, corporate conventions and expos.
  • Coastal Grand Mall, an indoor mall with retailers like Old Navy and Yankee Candle, bordered by big box stores like Costco, Home Depot and Best Buy
Of course, Myrtle Beach’s iconic boardwalk is within the neighborhood and features even more shopping and dining options. Beach Burger & Shakes is a casual, quick-serve spot for grabbing a burger and fries.

Seaboard Commons shopping center has Target, Sam’s Club and Lowe’s. Walmart off Kings Highway has additional essentials.

Kids can attend school through highly rated Horry County Schools

Horry County Schools is highly rated and serves the area. It offers magnet style programs for high schoolers, like International Baccalaureate, Early College and arts academies. Students are selected via application and wait list. Out of district transfers and district-wide open enrollment are allowed if schools have space.
