The Annex offers quieter homes and a convenient downtown commute
Across the harbor from Downtown New Haven, The Annex is known for its quieter, residential atmosphere. With its relatively narrow lots and mixture of single-family and multi-family homes, it isn’t quite a suburb, but it isn’t fully city, either. It has a few well-known parks, and residents trade downtown’s nightlife for tree-lined streets and a tight-knit community. Despite this, downtown is just 3 miles away — a commute that takes less than 10 minutes.

An old-school neighborhood vibe with a close-knit community
The Annex’s residential atmosphere draws many families, young professionals and long-term residents. “It’s quiet, it feels like an old-school residential neighborhood where the neighbors actually look out for each other,” says Agota Perry-Hill, a Realtor at William Raveis Real Estate who has lived in the area for eight years and has sold homes here for six years. It’s the kind of place, she adds, where neighbors call out to local kids on bikes, reminding them to put on their helmets when their parents’ attention is elsewhere. Events like the annual Little League Opening Day Parade, a Halloween Parade with a kids’ costume contest and informal backyard cookouts help nurture The Annex’s close-knit community. “You do get the feeling of being out of the city,” says Mark DeCola, a real estate agent with DeCola Realty and area resident for over 15 years. “But you’re just five minutes away.”
Although not as common as other styles, there are a few ranch-style and Cape Cod homes in The Annex.

Comparing the cost of historic homes in The Annex to nearby areas
Many of The Annex’s homes are narrow two-story colonials and Stick Victorians. They’re often historic, but their true age can be a bit of a mystery. “In 1900, the town hall burned down, and all the records of the homes actually got destroyed,” Perry-Hill says. “So for a lot of the homes you see in The Annex, the public records will say they were built in 1900, but they actually date somewhere in the mid- to late-1800s.” She says many potential buyers love the craftsmanship of the older homes, including original woodwork and metal bread boxes built into kitchen cabinets.
Single-family homes start in the low $200,000s and climb into the high $300,000s. Multi-family homes, often converted single-family homes with shared backyards, typically range from the high $300,000s to the low $500,000s. The area’s handful of townhouses tend to stay in the $200,000 range. The Annex’s median sale price falls in the mid $200,000s, about equal to the median in nearby Fair Haven Heights, but less than in East Shore. Across the river, Fair Haven ’s median is a little lower, but East Rock ’s is much higher.

Convenience to I-95 makes driving into downtown a breeze
Most residents commute by car thanks to the neighborhood’s easy access to Interstate 95, which takes them across Q Bridge and into Downtown New Haven in a matter of minutes. Bus stops sit along Main Street and Townsend Avenue, but transit access isn’t as convenient as it is in other New Haven neighborhoods. Yale University is about 3 miles away, but The Annex doesn't attract as many students as areas where the school's shuttle is more accessible.

Most homes are a short walk from parks
Green spaces like Fort Wooster Park offer shaded walking trails and playgrounds in the area. The waterfront East Shore Park features softball fields that serve as The Annex’s Little League hub as well as tennis and basketball courts, athletic fields and an all-abilities playground. The park also has a beach where people can walk along the sand or launch kayaks into the New Haven Harbor.

New Haven’s school choice program and abundant magnet schools
Children in The Annex are served by the New Haven School District. They can attend schools they’re zoned for, like Wilbur Cross High School, or take advantage of the district's robust school choice program. Students can apply to attend intra-district schools, magnet schools or request out-of-district transfers. Acceptance is based on available space and is typically determined by a lottery system.
Children on the south side of The Annex can attend Nathan Hale School for kindergarten through eighth grades.
On the north side of The Annex, students in kindergarten through eighth grade may instead attend Ross/Woodward Magnet School.

Although The Annex is highly residential, it has a handful of key spots:
Annex Pizza is the go-to spot for a quick bite.
Sabor Peru serves Peruvian dishes like lomo saltado and chaufa.
Annex YMA Club is a members-only civic organization where people gather to watch football games and attend drag queen bingo nights.
Although the neighborhood is full of sidewalks, these spots are far-flung enough that most residents drive to them. During the warm months, vendors pass through and set up in the neighborhood, so residents often stop to chat outside food trucks. More restaurants and a few major retailers are near the grocery store along Connecticut Turnpike and Main Street.
