A small village on the Ohio River

Founded in 1814 by Jacob Light, a veteran of the American Revolution, the village of New Richmond, Ohio was named after Richmond, Virginia. Situated against the scenic banks of the Ohio River and sharing a border with Kentucky, New Richmond's historic downtown is known for both its beautiful vistas and waterfront charm. "This area is growing because it has a lot going for it," says Howard Hanna Real Estate Services Realtor Jessica Baker. "The river view from Front Street is amazing, and people appreciate the small-town feel." While the area is prone to flooding, its location about 20 miles southeast of Cincinnati makes New Richmond viable for commuters looking for a close-knit community with a laid-back feel. "If you like boating, this area is perfect too," Baker says. "Believe it or not, there are several Airbnb's along the river in town that do very well, so it's an attractive area for investment, too."

Cottages, ranch-style designs and contemporary builds

While some of the homes in New Richmond were built before 1940, more than half were wiped out by a large-scale flood in 1937. Today, buyers can choose from houses built from the 1940s to the present date, ranging from modest bungalows and classic ranch-styles to elegant Victorians. "There are [also] new builds here, and people are taking flooding into consideration with the design of their homes. Lifting up the bottom floors," Baker says. Buyers should also note that homes on the west side of New Richmond—closer to the river—are more susceptible to flooding than those on the east side. Most houses here are situated on modest lots and span less than a quarter of an acre. Prices here typically range from $150,000 to $350,000, depending on the property's age, size and location; and the median price comes in at just under $300,000, putting it on par with the Greater Cincinnati area's median price of around $280,000.

Cardboard Boat Racing Museum, Green Kayak Grill & Pub and Front Street Cafe

New Richmond is home to the world's only Cardboard Boat Museum. The museum offers classes on how to build cardboard boats as well as tours. Two other locales include the Ross-Gowdy House Museum, which is on the National Register of Historic Places and the New Richmond Military Museum. Nearby, a popular antique store, the River Village Shoppe, is set in a historic 1800s building. For dining out, the Green Kayak Grille & Pub serves everything from pizza to sandwiches and is also a classic riverfront establishment with a nautical theme. For American fare, Front Street Café is the go-to spot, while the Rivertown Market IGA offers a one-stop shop for stocking up on groceries and essentials.

Haussermann Park, Plum Street Park and the Augusta Street Boat Launch

New Richmond has green spaces, boat launches, parks and entertainment venues along this village's downtown. At Haussermann Park, residents can watch the boats make their way across the river. Or they can stop to read the park's many historic markers, which detail the Underground Railroad, and provide insight into this community's abolitionist past. Nearby and boasting a playground and basketball court, Plum Street Park has become a go-to spot for families. There are also a few green spaces near the Augusta Street Boat Launch and New Richmond Harbour. Here, there are picnic tables and benches set against the village's flood wall. The New Richmond Bandstand on the River is also located in the area and this outdoor stage is always buzzing during the warmer months.

RiverDays

Each year, for 40 years, New Richmond hosts RiverDays. A two-day event, the highlight is the Cardboard Boat Race, which attracts crews of all ages and from all over the world. RiverDays also features carnival rides, food and live music acts. The event ends with a fireworks show over the river.

New Richmond Exempted Village School District

Most children here enroll in the New Richmond Exempted Village School District, which serves just over 2,000 students and receives a B rating from Niche. Students can start their education at B-rated Monroe Elementary before heading to C-plus-rated New Richmond Middle. Both schools feature active parent-teacher organizations, offering everything from giveaways to incentive programs. New Richmond Middle also has a full slate of athletics, including football and swim teams. Located on the same campus as the middle school, New Richmond High School receives a B-minus rating from Niche. The school partners with various organizations for community service opportunities, including Meadowbrook Care Center and Granny's Garden School.

Commutes to Cincinnati, CVG

New Richmond is just over 20 miles southeast of downtown Cincinnati via the Ohio River Scenic Byway. It's not uncommon for residents to commute to and from the city center for work; major employers within the area include the University of Cincinnati, UC Health, Cincinnati Children's Hospital and Procter & Gamble. On travel days, residents take the Ohio River Scenic Byway to the Cincinnati-Northern Kentucky International Airport (CVG), which is about 30 miles away.
