Newberry Township is a developing rural community near Harrisburg
Filling the forested hills above on the west shore of the Susquehanna River, Newberry Township was long a rural pocket of York County populated by small-town farmers and industrialists. Tractors and crossroads villages are still part of the terrain, but Interstate 83 has introduced suburbanization, warehouses and commercial life to the land between Harrisburg and York. What results from being connected to this blend of city hubs and I-83 industrial employers? Access to an equally diverse housing market, expansive recreation spaces and community events that range from dust cloud-blowing motorsports races to bounce castle-filled family fairs. “Newberry Township is definitely up-and-coming, but it’s still a little quieter,” says Shannon Kincaid, a Realtor with Berkshire Hathaway HomeSale Realty who’s specialized in south-central Pennsylvania’s Capital Region for 13 years. “Even rush-hour traffic is actually done by 6. I always tell people that living in this part of York County is like going back in time 20 or 30 years.”

A mix of historic homes and new builds, small lots and rural acreage
Simple late-19th and early 20th-century National homes fill small Susquehanna River boroughs like York Haven and Goldsboro. Over more than a century, however, Newberry Township’s rolling hills have become a patchwork of rural acreages, suburban subdivisions and single-family homes of many styles and price points. Detached prewar homes go for about $160,000 to $360,000. Semi-detached homes and rowhouses from the same era cost around $70,000 to $200,000. Ranch-style, split-level, and Cape Cod homes became popular from the 1940s through the 1970s and can sell for around $170,000 to $460,000. Manufactured homes in mobile home parks or on country acreages might sell for $20,000 to $350,000. New Traditional houses were built in suburban subdivisions and secluded, rural plots from the 1990s through the 2020s. These homes, and highly renovated historic houses, can sell for around $230,000 to $720,000. Properties near the Susquehanna River may require flood insurance.

Attending the West Shore and Northeastern York school districts
Most of Newberry Township is served by the West Shore School District, which earns a B from Niche. A few school pipelines serve the community. Many kids will attend Newberry Elementary School and Crossroads Middle School, both of which score a B-minus. At B-rated Red Land High School, students can take dual enrollment courses through Harrisburg Area Community College. A southeastern section of the township attends the Northeastern York School District, which earns an A-minus overall.
Newberry Elementary School has a 13 to 1 student-teacher ratio.
Crossroads Middle School has nearly 700 students in grades 6-8.
Red Land Senior High School teaches students in grades 9-12 and has a B rating on Niche.

Township parks and recreation from the Susquehanna to Pinchot
Shelley Community Park is Newberry Township’s hub for time on the playground, Little League games and walking on woodsy trails. Youth Fusion F.C. Soccer Club teams play at the outdoor Red Land Soccer Complex. Anglers cast into the Susquehanna River from the York Haven Catwalk, while kayakers launch from Goldsboro’s boat ramp. “Red Land Community Library has a knitting club, a book club – things for all ages. It’s definitely small but mighty,” Kincaid says. The 18-hole Valley Green Golf Course is open to the public. Gifford Pinchot State Park, a destination for lake days and hiking, is about 10 minutes from Newberry Township. Roundtop Mountain Resort’s ski slopes are closer to 15 minutes from home.
Shelley Park is located just outside Newberry Township, and has playgrounds and baseball fields.
The lake at Gifford Pinchot State Park is the go-to boating spot for Newberry Township locals.

Shopping and dining in old-fashioned villages and near I-83
Along with warehouses and transportation centers, strip malls have also developed near Newberry Township’s I-83 exits. Walmart anchors the Newberry Pointe shopping center. Diners stop into chains like Starbucks or opt for the locally owned Chinese spot, Xing Xing Buffet. Deeper in the countryside, mom-and-pops hide away on back roads. Antique items and fresh flowers are on offer at Old Trail Variety Store. Closer to the Susquehanna River, locals might order from Antonio’s Pizza or enjoy sports bar ambiance while breaking out the claw crackers at Falls Crab Shack.
A small retail center is just minutes from Newberry Township and has casual shopping and dining.

Motorsports races and township events at BAPS Motor Speedway
Engine revving breaks the calm of Newberry Township’s countryside during race nights at BAPS Motor Speedway. Beyond regularly filling the stands with motorsports fans, the track hosts the Newberry Township Police Department’s family-friendly National Night Out event each August. Local musicians invite fans to bring lawn chairs to the Music in the Park concert series at Shelley Community Park. Houses of worship like the Slavic Baptist Church of Harrisburg hold religious services.
Taking I-83 between Harrisburg and York
Interstate 83 bisects Newberry Township, offering a roughly 15-mile drive to Harrisburg. York, the seat of York County and home to major healthcare centers like WellSpan York Hospital and UPMC Memorial, is about 15 miles in the opposite direction. Although most people rely on cars to get around, Rabbittransit buses offer commuter routes between Harrisburg and York, including at the Yocumtown Park and Ride. Harrisburg International Airport is around 20 miles from home.

Proximity to Three Mile Island, Susquehanna River flood zones
The Three Mile Island nuclear power plant, which had a partial meltdown in one of its generators in 1979, is in the middle of the Susquehanna River just east of Newberry Township. While its inactive status means the community is not currently inside an evacuation zone, the station's second reactor is expected to reopen in 2027. York County helps plan Newberry Township's emergency response, evacuation maps, and other related materials.
