North Codorus Township consists of rolling farmland, wooded county parks and a diverse stock of old and new single-family homes across 32 square miles of York County. Locals can dine at several mom-and-pop restaurants around the nearby boroughs of Spring Grove and New Salem, while Stoverstown hosts several farm markets for locally sourced groceries. “It’s more rural than other popular markets like Hopewell Township, down by the Maryland border,” says Andrew Spangenberger, a York County local and real estate agent with Cummings & Co. Realtors. “There’s a bit of a slower pace and less population density, but it’s still really close to York.” Despite being a predominantly rural area, residents around town are minutes away from York for work or leisure, and larger cities like Baltimore and Harrisburg are roughly an hour away along Interstate 83.

Rural homes and farmland for sale

Along the town’s winding, rural roads are ramblers, Colonial Revivals, Cape Cods and bilevels, while newly built Craftsman and New Traditional homes are still coming up on the market. “North Codorus has a lot of older homes from the 1960s and on, generally featuring a little more lot space and room than other surrounding communities,” says Spangenberger. “Though you can find newer builds from the 2000s to now around here, too.” Home prices range from $200,000 to $700,000, and vary by age, square footage and lot size. Many homes feature an acre or more of land, used for hobby farming, raising livestock or just for more elbow room.

Richard Nixon Park and Raab Park for nature hikes

P. Joseph Raab Park has a hiking trail through dense trees and historic plaques marking the site of the 19th-century York Iron Company Mine. Richard M. Nixon County Park is east of home. It has almost 7 miles of forested trails and a nature center with interactive exhibits, making it a popular stop for families and school trips exploring the natural history of York County. Codorus State Park is a sprawling green space, with a campground, a swimming pool and “sprayground,” a disc golf course and Lake Marburg, popular for fishing and boating.

Shopping and dining in boroughs and West Manchester Town Center

Stoverstown is the borough at the center of North Codorus Township. It features shops like Sonnewald Natural Foods for chemical-free, organic fruits and vegetables and Sunnyside Produce Farm for locally sourced preserves, honey and produce. Residents can also head to neighboring Spring Grove, which hosts small eateries along Main Street, like El Vaquero Family Restaurant, for Mexican food. To the east in New Salem is the Sherwood Inn, a bar and grill offering drinks, pub grub and gameday watch parties. Locals can also head to West Manchester Town Center, the nearest mall just 9 miles north, with retailers like Walmart and Kohl’s.

Served by Spring Grove Area School District

Spring Grove Area School District is the main district serving North Codorus Township. Students can attend New Salem Elementary, which gets an A-minus rating from Niche. Spring Grove Area Intermediate, Spring Grove Area Middle and Spring Grove Area High School all receive B-plus ratings. Spring Grove Area High also offers after-school activities, including Future Farmers of America, Future Educators Club and a mountain biking club.

York is minutes away, Baltimore and Harrisburg an hour away

North Codorus Township is a car-dependent area, with no public transit options nearby. Commuters can take I-83 south 51 miles to Baltimore, or 35 miles north to Harrisburg, where they can access Harrisburg International Airport. UPMC Memorial Hospital is in York, which is 9 miles north.
