New builds and a planned crystal lagoon in growing Sandal Key

The Sandal Key neighborhood is a planned community that features homes by KB Homes, D.R. Horton and Lennar. While it is still under construction, this community does have model homes open and ready to show. Several amenities are on the drawing board, including a lagoon, walking and cycling trails, a dog park, a playground and other open areas. Located near U.S. 19, shopping, dining and healthcare options are a short drive away in Brooksville and Spring Hill.

What buyers should know about homes, fees and flooding here

As of early 2026, D.R. Horton and KB Home are building single-family homes in the community. Lennar will add single-family homes and townhouses in the future, most notably a 55-plus active adult community on the southeast side. Houses are in a range of New Traditional styles with three to five bedrooms and a varying floorplans. Attached, two-car garages are standard.

The median price is around $315,000. HOA fees are $300 a quarter and cover internet access, landscaping, trash and recycling, but do not cover the lagoon, which is still under construction. There is also a CDD fee collected with annual property taxes that varies by lot, phase and bond schedule. Sandal Key is in a low-to-moderate risk flood zone, though some lenders may still require buyers to purchase flood insurance.

Recreation plans include the lagoon, plus trails and green spaces

When completed, Sandal Key will have a three-acre lagoon with sandy, beach-style entry points, a swim-up bar, inflatable obstacle course and cabanas. Construction on the lagoon is scheduled for completion by early 2028.

Highways connect the community to Gulf Coast and Tampa

Residents have easy access to U.S. Route 19, which runs near the community’s west side and connects to Weeki Wachee Springs, about 5 miles away. Hernando Beach and Port Richey are about 15 and 25 miles away, respectively. Tampa is about 60 miles from the community, and residents can take Florida Route 589 to get there. Interstates 275 and 75 are east of the community and provide additional routes to Tampa and St. Petersburg.

Kids can attend schools within Hernando School District

Hernando School District serves the area and offers school choice through magnet programs and controlled open enrollment. The schools zoned to Sandal Key are Winding Waters K-8 and Weeki Wachee High School.

Shopping, dining and errands are nearby in Brooksville and Spring Hill

Nearby Brooksville has grocery stores, big box stores and popular chain restaurants along Cortez Boulevard, about 8 miles from the community. HCA Florida Oak Hill Hospital is also off Cortez Boulevard. Residents can also head south about 10 miles to Spring Hill to run errands at Target and Publix. Spring Hill also has a mix of restaurants, coffee shops and breweries. Tidal Brewery is a favorite for its small-batch beer and live entertainment.
