The neighborhood is located along Texas Highway 338 on the western edge of the city, part of the Midland-Odessa region in the heart of oil country. Retail and restaurant chains line the perimeter, and an elementary and middle school are right in the neighborhood. “That area is good for the affordability,” says Odessa native Kelly Clark, a Realtor with eXp Realty. “A lot of people are moving into that area and refurbishing those homes.”

Texas State Highway 338 skims the neighborhood’s western border and forms the Odessa Loop, which encircles the city and connects to Interstate 20. Downtown Odessa is 3 miles away, and commuters to Midland have a 27-mile drive via I-20. Nonstop flights to seven major hubs are available from Midland International Air & Space Port, about 14 miles away. Buses on the EZ-Rider system serving Midland-Odessa stop on West University Boulevard en route to the Downtown Transfer Plaza. “Not a lot of people use the bus system,” Clark says. “We’re the number one oil producer in the country, so that’s a big thing around here. Most people drive company trucks.” The nearest medical facility is Medical Center Hospital, about a mile away.

Western Manor Park is a pocket-sized green space with a playground, picnic tables and a small backstop for batting practice. Evergreen trees encircle the walking trail and baseball field at San Jacinto Park, which offers a picnic area with grills, a small playground, ample parking and plenty of space to run around.
