Growing community north of the Oklahoma State Capitol
Stretching north of the state capitol building in Uptown Oklahoma City is the aptly named Capitol View neighborhood, a Ward 7 community working to uplift neighbors. “A lot of people know almost nothing about Capitol View aside from its location,” says Jenna Harper, a top Realtor with Sotheby’s International Realty. “It’s a real up-and-coming area,” says Harper, who’s been selling homes around OKC for 11 years. Recently benefiting from a partnership between community members and the city’s Strong Neighborhood Initiative, the neighborhood has a new summer youth program and is visited monthly by OKC’s Mobile Market, providing fresh produce to neighbors for free. While most of the residents here are renters, Harper says the area’s affordability and location are increasingly attracting the attention of homebuyers, investors and developers alike.

Cozy cottages for less than the OKC average
Along the gridded streets here, homebuyers will mainly find classic cottages and bungalow-style homes from the early 20th century sitting side by side. Narrow concrete driveways separate the small, cozy lots with minimal landscaping. Home prices in this neighborhood vary widely, but buyers tend to pay less than the Oklahoma City average of $232,000. Some homes here go on the market for less than $100,000, but buyers can pay up to $260,000 for a fully remodeled turnkey. The median sales price has dropped over the last year to $120,000. There are opportunities to build here with vacant lots starting at $20,000 and increasing in value depending on both size and location.

An active cycling community
Capitol View is less than three miles from downtown Oklahoma City but with minimal sidewalks, most people who live here drive to get around. Residents without a car can hop on an EMBARK bus. Three routes service the neighborhood with stops lining Lincoln Boulevard, N Kelley Avenue and NE 23rd Street. Cyclists can ride on the streets, though roads are not very bike-friendly, or take advantage of the city’s 90-plus miles of trail. An active biking community here often hosts weekend group rides and there are also several ways to rent bikes, including the city’s bike share program, Spokies. To get out of town, Capitol View is minutes from Interstate 235. Will Rogers World Airport is about 15 miles away.

Best high school for the Arts in Oklahoma
Capitol View students attend schools within the Oklahoma City Public School district. Children can start at Martin Luther King Elementary before moving on to F.D. Moon Middle School and then Frederick Douglass High School. All three schools earn a C-minus grade from Niche. Some students here apply to the Classen School of Advanced Studies High School at Northeast, or Classen SAS, located at the east edge of the neighborhood. Earning an A grade, Classen SAS draws students from across OKC for its International Baccalaureate and Visual/Performing Arts magnet programs. There are also private options nearby, including Little Light Christian School, Young Achievers Academy and Parkview Adventist Academy.
There are several art clubs at Classen Middle School of Advanced Studies.

Comfort food to-go at Leo’s and Bob’s
Residents don’t have a far trek to pick up groceries as Homeland sits at the northern end of the neighborhood. A few local eateries dot the area, including Leo’s BBQ. The small barbecue spot, loved by locals since the 1970s for its ribs, hot links and strawberry banana cake, is currently serving its smoked meats drive-thru only. When residents are in the mood for surf instead of turf, Bob’s Fish & Seafood is just down the road, boxing up fried catfish with potato wedges and hush puppies to-go. Residents can take advantage of the neighborhood’s proximity to Interstate 235 to enjoy downtown’s vibrant retail, entertainment and food scene. Or, for residents into visual arts, Paseo is just a couple miles west across I-235.

A busy community pool and small neighborhood park
A short walk connects Capitol View residents to Northeast Center Park. During the summer months, neighbors can hear children shrieking with joy as they go down the waterslide at the outdoor pool. The facility was renovated in early 2020, providing swimmers with additional lighting and seating areas. Residents can also take a leisurely stroll around the park’s open green space on smooth concrete paths that lead to a basketball court and a playground. In a nod to the neighborhood’s origins as a nursery, an art installation of colorful monarch butterflies greets visitors at the west end of McNabb Park. The natural space features two picnic tables, a grill and two benches. For access to an indoor gym and group fitness classes, residents can go to the Northeast Health and Wellness Center.
