While still in a major metropolitan area, the neighborhood of Westgate near the Oklahoma City suburb of Yukon is only 17 miles away from downtown Oklahoma City. “There’s a different vibe here,” says Gary Harris, a Realtor with Keller Williams Platinum, who’s been selling with his wife, Michelle, for almost 10 years. “The feeling is different around Yukon. You leave your highfalutin shoes in Oklahoma City and then come to Yukon and put on your cowboy boots.” That’s an apt comparison since a famous singer from Yukon, Oklahoma, named Garth Brooks sang about ruining a black-tie affair to claim that he has Friends in Low Places.

Good value per square foot
Many houses in Westgate, which is just south of Yukon, are structured like most in a suburban setting, where the neighbors are close. “In those situations, the lots are going to be smaller as well as the living space,” Harris says. “Typically the space inside will not be larger than 1,500 square feet and the house will be on a quarter-acre lot.” Some of those homes were built within the past five years and have three bedrooms and sell for between $250,000 and $300,000 and the price per square foot is around $160. The homes on bigger lots may have close to an acre and over 2,000 square feet. Common features are three to four bedrooms and at least a two-car attached garage. While there are Craftsman and modern European-style construction, there are many homes that have steep-pitched roofs, brick exterior and high ceilings. While you can find some homes under $200,000, the majority are between $200,000 and $400,000.

Friendly folks in a more casual setting
The more casual vibe of the areas around Yukon, like the Westgate neighborhood, is also found in the people in the area. “They’re more friendly and at ease. They’re just country people,” Harris says. “They’re likely to be friendly to strangers and answer any questions.” Harris also describes the area around Westgate as a mini version of Oklahoma City with lots of amenities close by. A shopping center at the corner of 10th Street and Czech Hall Road has some box stores such as the popular sporting goods chain, Academy Sports and Outdoors, Ross and Petco. Crest Foods is also close by for grocery items. Fat Daddy’s Pizza and Tacos is family-owned and located on Czech Hall Road. There are meat and veggie options for toppings, and they also sell calzones and gyros.

A top ten OKC school district
Students in Westgate are zoned in the Mustang Public School District, which is rated an overall A-minus on Niche. It’s also ranked the ninth-best school district in Oklahoma City out of 37. Some attend Mustang Creek Elementary School where students can access an app called Sora that gives them access to books and audiobooks to download from the school’s library. The student-to-teacher ratio is 17-to-1 and the school is rated an A-minus. Meadow Brook Intermediate School serves fifth and sixth graders and the school gets an A grade on Niche. Mustang High School has an ECO Club, where students learn about environmental awareness, and a Robotics Club. Overall, the school is rated a B-plus.
Teens can create art and perform in musicals or plays at Mustang High School.
Students of Mustang High School can learn at the state of the art Mustang Science Academy.
Mustang North Middle School accommodates kids in grade seven and eight.

History in Czech
Yukon is the Czech Capital of Oklahoma. In the late 1800s, many immigrants from old Czechoslovakia ended up in the area. That history is celebrated weekly at the Yukon Czech Hall with a polka dance held every Saturday night. The building was constructed in 1901 on land that was donated by Czech immigrants. The tradition has been going strong since the 1920s and traditional foods from the country are served. The first Saturday of October is reserved for the Oklahoma Czech Festival held in Yukon.

Easy I-40 access
There is an exit off Interstate 40 at Czech Hall Road that is at the northern edge of Westgate. It’s a 20-minute drive to downtown Oklahoma City. Will Rogers World Airport is about 15 miles away and the Clarence E. Page-Cimarron-Yukon Municipal Airport is six miles to the west.
