The population boom of North Vero

Once just swaths of Floridian greenery and untouched shoreline, Wabasso Beach was put on the map when Disney used it as the location for a new beachside resort in 1995, hoping to expand away from Orlando. A population boom began from there, and now the community is almost entirely residential, with upscale neighborhoods and extensive recreation. "Locals refer to it in lots of different ways. I personally say I live in North Vero, but Wabasso Beach is the namesake," says Katrina Yarick-Stawara, who lives in Wabasso Beach. She's a Realtor with Berkshire Hathaway Florida who's been in real estate for 20 years. "This area has some of the prettiest neighborhoods, in my opinion. Compared to a lot of Vero, the construction is super new and still going."

Boating on the Indian River and exploring Jungle Trail

Wabasso Beach is part of the northern coastal area for Vero Beach, and one of its main appeals is having the Indian River and Atlantic on either side. Many residents rent out private docks or use public boat launches to head out on the river, whether with a motor or paddle. Wabasso Beach is bordered by the Jungle Trail, a winding sand path that goes on for 8 miles and is listed on the National Register of Historic Places. Just off Jungle Trail is Captain Forster Hammock Preserve, where native Floridian wildlife, plants and river views are abundant. Heading to the other side of the A1A Highway is the blue expanse of the Atlantic Ocean. "Wabasso Beach Park is one of the most popular beach areas on the island; it's lifeguarded and near so many popular neighborhoods," says Sherry Goff, a Realtor with Berkshire Hathaway Florida who's lived in the area for over a decade. "It fills up really quickly – I see more people here than I do at other access areas."

Residential privacy and North Beach access

Wabasso Beach is primarily comprised of gated subdivisions – though non-gated are also tucked off the A1A Highway – and is known for its water access and on-site amenities. Architectural styles typically follow modern Spanish and Mediterranean styles, with stucco exteriors and pool courtyards. "Wabasso has both sides of the highway so that you can get riverfront or waterfront views," Goff says. "A ton of these communities have fabulous clubhouses. Depending on how many luxury amenities residents get, the HOA fees are all over the place – they tend to be lower on the riverside." Prices in Wabasso Beach trend nearly $500,000 over the average for the Vero Beach area, with smaller townhomes and properties without water access typically selling between $350,000 and $500,000. Homes incredibly close to the river or beach, especially in gated subdivisions, sell anywhere between $700,000 and nearly $2 million. Many properties have hurricane-proofed garage doors and sometimes even windows, and flood insurance is often required.

The lively annual event of Vero Beach

February is a busy month for annual Vero Beach events. During the Vero Beach Food, Wine and Music Festival, great eats, fine reds and live performances come together, with all proceeds going to local charities. Before the month ends, the Florida Craft Brew and Wingfest joins the fray, offering a local beer crawl alongside wing-making competitions. Locals can head to Riverside Theatre every week to set up lawn chairs and enjoy outdoor music performances.

Heading out for errands near Route 1 and date night dining

After crossing the Wabasso Causeway, small commercial hubs on the mainland can be found off Route 1, so running to Publix or Walgreens is easy. Many living in Wabasso will drive the 8 miles down the A1A Highway to dine at the popular local restaurants clustered near South Beach. Citron Bistro is a favorite, where the menu rotates to follow local, fresh ingredients for New American food. The Wave, located within the Costa d'Este Beach Resort, has an outdoor cabana bar, upscale seafood dishes and modern, chic lighting.

Highly-ranked public and private schools near Wabasso Beach

Kids living in Wabasso Beach can attend schools under the Indian River School District, and most public schools are on the mainland. Beachland Elementary is rated a B-plus on Niche and is one of the only schools on the coastal side. Students can move on to Gifford Middle, which receives a B, before heading to A-minus-rated Vero Beach High or B-rated Sebastian River High. Some residents might send their children to Saint Edward's School, a private institution that receives an A-plus grade and teaches kindergarten through twelfth grade. It ranks as one of the top private schools in Florida.

Getting around Vero Beach and beyond

The A1A Highway is used as the main thoroughfare for getting around the island side of Vero Beach, and at cooler times of the day, people bike along the sides of the road. The Wabasso Causeway stretches across the intracoastal waterway to the mainland, with the heart of Vero Beach around 11 miles away. Most locals will head to Melbourne Orlando International Airport, located 30 miles north, when catching flights. For emergencies and general medical needs, Wabasso is 10 miles from the Cleveland Clinic Indian River Hospital.
