New Urbanism combined with multimillion-dollar coastal estates
The master plan for Windsor is based on New Urbanism, which promotes in-community walkability. The intricately designed landscaping features towering palm trees and oaks lining quiet streets, winding waterways, and packed sand trails for those riding a horse to and from the community's equestrian center. Windsor is sectioned into four areas: the Village, the exclusive Oceanfront, South Village and the currently developing North Village. North Village will introduce more single-family properties and townhomes in an area along the Indian River Lagoon. All Windsor residences are custom-built in an Anglo-Caribbean architectural style, a blend of coastal and Southern styling with neutral tones, exposed rafters and grand entryways. Mansions near the river or at the center of the village typically range between $7 million and $15 million, with anywhere between five and 13 bedrooms. Oceanfront estates range from $20 million to $30 million. "The residents are mostly just popping in around the year. These are multimillion-dollar homeowners who usually have more than one property," says Kim Small, who's been a Realtor with Keller Williams Vero Beach for over a decade who sits on the board of the Indian River Chamber of Commerce. Much of Windsor is occupied by a championship 18-hole golf course, originally designed in 1991 by Robert Trent Jones, Jr. and renovated in 2019 to make it more ecologically sensitive. Windsor still maintains its original polo fields, as founder Galen Weston loved the game, and there are 26 stables in the Equestrian Centre. The Fitness & Wellness Centre offers residents an area to work out indoors and has on-site instructors for yoga, Pilates and more. Nearby are several tennis courts, and players of all skill levels can attend the tennis team's learning program. One of the biggest appeals for Windsor's location is that it has private access to both the shores of the Atlantic and the Intracoastal Waterway. "Polo leagues and tournaments are a big thing there; they have a biennial polo cup that raises money for charity," Small says. Windsor has a private art collection at The Gallery, where they often hold exhibitions, and Town Hall in the Village Centre is a communal space where residents gather for musical performances, cultural lectures and more.Navigating Vero Beach and beyond
Windsor was designed to be a walkable community, but once residents leave the neighborhood gates, the A1A Highway is used as the main thoroughfare for getting around the island side of Vero Beach. Less than a mile away, the Wabasso Causeway stretches across the Intracoastal Waterway to the mainland. Most residents will fly out of the larger hub of Melbourne Orlando International Airport, located 33 miles north. For emergencies and general medical needs, Windsor is 5 miles from the Cleveland Clinic Indian River Hospital.The Village Market and dining at South Beach
The Village Store is found within the community at Village Centre, which functions as a café and market for residents. Those stopping by can enjoy a cup of coffee or casual meals, such as salads and sandwiches, or buy from the selection of snacks, gourmet cheese and wine. For more extensive errand runs, there are small commercial hubs located a few miles away on the mainland off Route 1, so running to Publix or the bank is a quick trip. While the Village Store and all of Windsor's clubhouse areas offer dining options, the local restaurants of South Beach are a 10-mile drive away. The historic Ocean Grill is known for its fresh seafood, while The Tides offers an elevated New Americana menu in a cozy, high-end setting.
