Subdivisions and shopping centers sprawled across eastern Orlando make up Lee Vista, but the community still manages to have a neighborhood spirit. Local teens staff the family-owned Bacio Ice Cream Shop, strip mall restaurant Tokyo Steak House & Grill gave away free meals after a past flood and subdivisions use Facebook groups to plan events and stay in touch during hurricanes. Lee Vista’s location alongside highways and less than a mile from Orlando International Airport add to its appeal.

A variety of housing options translates to a wide range of prices

Residents are split between renters and homeowners, and Lee Vista’s thousands of single-family houses are grouped into large subdivisions. They include the Craftsman- and colonial-inspired homes behind the gates of the Melrose subdivision and the 55-plus manufactured home community Gulfstream Harbor. New homes are being built on the east side of the neighborhood. Some homes alongside lakes and ponds are in federally designated flood zones, so buyers may need flood insurance. Existing homes typically sell from the mid-$300,000s to the mid-$700,000s. Prices for new homes generally range from the low $400,000s to the low $700,000s, though houses larger than 2,500 square feet can cost up to $1 million. The different home sizes, styles and prices available in Lee Vista enables many residents to upsize and downsize without leaving the community, says Toni Campbell, managing broker of Thomas Lynne Realty Group and a resident. “You can, and a lot of people have, stayed in the neighborhood even as their life changes.”

What schools are like in Lee Vista

Students who enroll in Orange County Public Schools can attend three highly rated schools: Vista Lakes Elementary School, Odyssey Middle School and Colonial High School. Colonial High distinguishes itself from other high schools in the district thanks to its Flight Scholastic Academy. The school partners with Embry-Riddle Aeronautical University to enable students to study aviation and engineering, earn college credits and learn to pilot drones.

Commutes from Lee Vista to major employers

Florida state Road 528 and state Road 417, two toll roads that extend throughout Greater Orlando, border Lee Vista. The latter route leads to the office towers in the Central Business District, about 15 miles away. The drive typically takes less than 20 minutes, but rush-hour traffic may add up to 30 minutes. The neighborhood is about the same distance from the University of Central Florida, one of the Orlando area’s biggest employers. Directly south of Lee Vista, planes fly nonstop from Orlando International Airport to more than 170 destinations. Campbell says planes usually don’t make enough noise for residents to notice. If planes fly too low or make too much noise, there’s a hotline locals can call to report it, Campbell says. “It’s usually quiet after [I call,]” she says.

Shopping centers with stores and restaurants fill Lee Vista

Lee Vista encompasses multiple shopping centers that put big-box stores, nationally known retailers and locally owned restaurants a short drive away. Examples of major shopping centers and their tenants include:

Movie theater and theme parks provide entertainment

Lee Vista Promenade is home to Epic Theatres, which hosts the Freakshow Horror Film Festival in October. Independent filmmakers screen their scary movies in a bid to win a Freaky Award. Spookiness isn’t constrained to the big screen, as costumed attendees prowl the red carpet and the theater.

Residents enjoy Florida’s sunny weather at Airport Lakes Park, where boardwalk trails extend over marshes and through Spanish moss-draped forests. There’s also a disc golf course and a fishing pier. Some subdivisions come with their own green spaces. For example, Vista Lakes has a members-only playground and a fishing pier that extends over the community’s small lake. Walt Disney World, Universal Orlando Resort and SeaWorld Orlando are all within 20 miles of the neighborhood. Lee Vista’s location east of downtown Orlando means a shorter drive to Atlantic coast beaches; Cocoa Beach is about 50 miles away.
