An affordable neighborhood west of the Tennessee River
About 2 miles south of downtown Paducah, Kolb Park is a woody suburb that draws homebuyers with its affordability. The neighborhood’s median single-family home price is about a quarter of Paducah's overall median price. "It's a good place for people tired of renting an apartment," says Realtor David Nelson, who sells homes in the neighborhood with Purchase Realty Group. "You see a lot of first-time homebuyers and younger families." Nelson added that the neighborhood's proximity to the Tennessee and Ohio rivers is an additional draw. "A lot of Paducah residents work on the river. We have 23 towboat companies in Paducah," he says.

Century-old houses requiring renovation
Kolb Park's streets are lined with sidewalks and telephone lines. Most of the houses were built in the early 20th century and rest in the shade of old-growth trees. The neighborhood's bungalows are priced between $20,000 and $120,000. Craftsman-style houses are valued between $110,000 and $140,000. "Many of the homes require a lot of renovations," Nelson says. "The land is as flat as a pancake, so there isn't good drainage." Some yards are closed off by chain-link fences, and many backyards have sheds and garages.

A high school with an apprenticeship program
The C-plus Niche-rated Morgan Elementary is less than 3 miles west of Kolb Park. Children take the bus, or their parents drive them about 4 miles west to Paducah Middle School, which also has a C-plus Niche rating. Paducah Tilghman High School is less than 3 miles northwest of the neighborhood and has a B-plus Niche rating. The high school's Work-Based Learning Program allows students to apprentice for professionals in fields like medicine, the culinary arts and graphic design.

Kolb Park and the Oscar Cross Boys and Girls Club
The neighborhood park that shares its name, Kolb Park, is in the center of the community. The 2-acre park has swings and three play sets, and its shelter has multiple picnic tables. Children can walk from their houses to play kickball in the park's open field. There is also a restroom so park visitors can spend the whole day enjoying the park without having to run home. For additional youth outlets like summer camps and swimming classes, Oscar Cross Boys and Girls Club is 4 miles northwest of the Kolb Park neighborhood.

Just off the residential block on the neighborhood's north end, the family-owned XMan's BBQ has become popular among Kolb Park residents since its opening in 2023. Smoked meat lovers from around the neighborhood walk to dine at the red barn-style building. On Bridge Street, Munal's Donuts is a family-owned bakery in a one-room building. Out front, people sit on the picnic table dunking fresh pastries in milk under the business' red neon sign. Several restaurants and big-box retailers line Irvin Cobb Drive about a mile south of the neighborhood. Latin music plays in Los Amigos, where quesadillas sizzle and margaritas flow. Retailers like Kroger, Lowe's and Walmart are just down the street. Several small businesses are south of the creek that runs through the neighborhood. The Shed is an antique store filled with bargain goods. Next door, homebuyers can furnish their new houses at Paducah Warehouse Furniture.

BBQ on the River and the McCracken County Fair
Downtown Paducah is a source of entertainment and fun for Kolb Park residents. The Maiden Alley Cinema is less than 2 miles north of the neighborhood and shows new movies and classics. The nonprofit theater operates out of a renovated brick warehouse. Patrons enter the theater through a brick alleyway illuminated by a neon sign. Every September, the downtown hosts BBQ on the River, an annual barbecue festival where tens of thousands of people enjoy over 80,000 pounds of smoked meat. Carson Park is less than 4 miles northwest of the neighborhood and hosts the McCracken County Fair every July. The fair has rides, fried food vendors, farm animals, live music and a pageant.
South 6th street is a major road that runs through Kolb Park.
Getting around Paducah
Downtown Paducah is less than 2 miles north via 6th Street. The neighborhood does not have access to public transit. Nashville International Airport is 140 miles southeast via Interstate 24.
