Combatting a steadily declining population in St. Louis County
Once a rural part of Missouri that housed Kiddie Land, Pagedale is a municipality less than 10 miles from the heart of St. Louis that is working to revive itself after years of declining population rates. With industrial buildings comprising about 60% of the small city, many residential streets maintain an almost rural feel as they border train tracks and warehouse buildings. That said, new developments continue to pop up along Page Avenue. “They built a movie theater there about five years ago, and there’s a cafeteria with different restaurants inside. They are trying to build newer things in the area and make it a more desirable place to live,” says Deairra Freeman of Keller Williams, a Realtor with several sales in the area. Still undergoing revitalization efforts through Beyond Housing, home prices continue to linger below the average for the St. Louis metropolitan area.

Century-old homes and below-average prices near St. Charles Rock Road
Investments and rental properties account for a number of the recent home sales in Pagedale, so the stock of available turnkey homes can be limited. Some properties date back to the 1920s, while others are from the 1950s and early 1960s. For a mix of reasons, from a decline in school performance to rising crime rates, the population in Pagedale has continuously dropped since the 1990s. “My family is from the area, and my mom lived there in the 1960s and 1970s. It was more desirable then,” Freeman says. Once home to over 4,000, the small city now maintains a population of about 2,500. To combat the adverse effects of this decline, organizations like Beyond Housing have worked to restore homes and improve the available resources in the area. According to Terry Gannon, a broker with RE/MAX Results, the improvements made by Beyond Housing have made a noticeable difference, and even a quick ride through the community demonstrates the enhancement of amenities and revitalization of century-old houses. The highest-priced homes in the community cost just over $100,000, but most move-in-ready properties cost between $80,000 and $100,000 — whether it’s a bungalow, traditional home, or anything in between.

A car, bus or train ride from downtown STL
Ramps to Interstate 64 are a few miles south, connecting Pagedale to downtown St. Louis in less than 10 miles. While buses are heading into the city, the Rock Road Metro Station is right off St. Charles Rock Road and links to both the St. Louis Lambert International Airport and downtown.

Zoned for Normandy School Collaborative
Students are served by the Normandy School Collaborative, a district that regained local control in late 2023 after several years of being operated by the state of Missouri. Though it has seen about a 13% drop in its student population since the 2017-2018 school year, Normandy still serves about 2,700 students. Pagedale students can start at Washington Elementary, a school serving first through eighth grade and receiving a D-plus grade from Niche. From here, students can attend Normandy High, a D-graded school with after-school activities like Chess Club and Future Business Leaders of America. Private schools like the A-rated Incarnate Word Academy are just over a mile north for more school options.

A noteworthy food hall and nearby Fields Foods
One of the earliest improvements spearheaded by Beyond Housing was introducing a grocery store in Pagedale. Previously a Save A Lot, the grocery store is now home to Fields Foods, a small chain in the St. Louis metropolitan area. Just a few blocks down Page Avenue is Carter Commons, a food hall with restaurants like Goss’Up Pasta and Three Vegan Brothers. For access to national retailers like Urban Outfitters and Foot Locker, Saint Louis Galleria is about 5 miles southwest.

A quick walk from the amenities of St. Vincent Park
Just across from Pagedale’s City Hall is Baerveldt Park, which includes a playground and walking trails, but the most robust park option nearby is St. Vincent. About a mile to the north, St. Vincent consists of an outdoor pool, a sand volleyball court and a community garden. To keep cool in the summer or warm in the winter, 24:1 Cinema is a top destination on Page Avenue, and the Bayer YMCA is about 2 miles down Page Boulevard. For access to the top events in St. Louis, from the Shakespeare Festival to the Great Forest Park Balloon Race, Forest Park is only about 3 miles away.

Combatting crime through community events and resources
The CAP Index gives Pagedale an overall Crime Score of 5, while the Crime Score for homicide is an 8, which is higher than the national average of 4. According to the FBI’s Crime Data Explorer, violent crime rates dropped in 2022 after a rise in reported cases from 2020 to 2021. To combat crime through relationship development, the Pagedale Police Department hosts the annual Pagedale Community Festival. This event hopes to bridge the gap between the police and local citizens by connecting the community through free food, live music, and a parade. Other organizations also hope to encourage community improvement by expanding resources. Just upstairs from Carter Commons is Propel Kitchens, a non-profit community kitchen with free training programs, and over on Ferguson Avenue, Beyond Housing hosts a monthly drive-through food pantry.
