Master-planned Seaire has new homes, amenities on the way
Seaire is a growing master-planned community that in 2026 will be home to a big lagoon-style waterpark. Residents here are a short drive from shopping and dining on Moccasin Wallow Road and students are served by the highly rated Manatee County School District. Sarasota and Tampa are both under an hour away.
Seaire offers multiple builders, varied homye types and sizes
Developers broke ground in the community in 2024. When it’s finished, Seaire will have several thousand Modern Transitional single-family homes and townhomes. Layouts and square footage vary by builder:
Dream Finders Homes, single-family and townhomes ranging from 1,388 to 3,550 square feet
Lennar, single-family and townhomes ranging from 1,448 to 3,326 square feet
Pulte Homes, single-family homes ranging from 1,498 to 2,946 square feet
DRB Homes, single-family homes ranging from 2,148 to 5,524 square feet
Subdivisions built by D.R. Homes and Perry Homes are coming soon.
What buyers can expect to pay for homes, HOA fees
The median sale price is $334,000, but single-family homes can sell for anywhere between the upper $200,000s and just over $1.3 million. Townhome prices start in the mid $200,000s and go up to the high $300,000s. HOA fees vary by property type but typically don’t exceed $500 per month.
A resort-style waterpark will be Seaire’s main attraction
Construction is underway on Seaire’s central lagoon, a 4-acre resort-style pool that will have a sandy beach, a swim-up bar, a double water slide and an in-water obstacle course. It’ll also have kayak and paddleboard rentals, private cabanas and a VIP area with a private bar. The water park is expected to open by Memorial Day 2026. “It will be the neighborhood’s central attraction, but it’ll also be open to the public,” says Realtor James Dennis of Epique Realty, who lives in a similar master-planned lagoon community and has several years of real estate experience. He adds that residents will get discounted entry rates, which are separate from monthly HOA fees. The community’s development plan also includes miles of paved walking, biking and EV cart paths.
Shopping, dining a short drive away, and closer options coming soon
Land is reserved near the community’s entrance for future grocery stores, restaurants and other businesses. In the meantime, residents are a short drive from shopping centers on Moccasin Wallow Road. “You have all the everyday amenities you need close by, like your grocery stores and some restaurants,” Dennis says. At Gateway Commons, there’s a Publix and a few eateries, including a Taco Bell and The Blend, a coffee and cocktails café. There’s another Publix in the Market Walk at North River Ranch, as well as chain restaurants like Papa Johns and Zenshi Handcrafted Sushi.
For more shopping and dining options, Dennis says folks head to Ellenton or Bradenton. Ellenton Premium Outlets are less than 10 miles away, and historic downtown Bradenton is roughly 12.
Drives to Sarasota, Tampa and Gulf Coast beaches take under an hour
“Seaire is pretty central to Sarasota, Tampa and some of the best beaches,” Dennis says. Sarasota is less than 30 miles south, about a 40-minute drive on Interstate 75 in light traffic. The drive to Tampa, roughly 40 miles north on I-75, takes around 45 minutes without traffic. White sand Gulf Coast beaches on Anna Maria Island and in St. Pete Beach are under 30 miles away. Students are served by the highly rated Manatee County district
The highly rated School District of Manatee County serves the area and allows students to apply to schools outside their designated zones. Seaire kids may attend Veterans Elementary School, opening in August for the 2026-2027 school year, Buffalo Creek Middle School and Palmetto High School.
