A small suburban township in the heart of Beaver County
If visitors blink on their way into Patterson Township, they might just miss the red and green welcome sign that proudly displays the town’s motto: A Safe Family Community. While the township spans less than 2 square miles, it embraces this saying in everything from its quiet residential streets to its neighborhood parks and highly rated schools in the Blackhawk School District. “People here look out for one another,” says Lisa Lathom, a Realtor with eXp Realty and a local resident.
In addition to its tight-knit community, the township offers a central location in Beaver County, with access to nearby thoroughfares such as Pennsylvania Route 51 and Interstate 376. “Patterson is a nice area because you’re right in the nook of some major highways. That makes it really easy to get wherever you need to go,” says Katina Hunter, a Realtor with Coldwell Banker Realty with over 16 years of experience in the industry. Interstate 376 connects residents with the rest of the Pittsburgh Metropolitan Area, with Downtown Pittsburgh about a 40-mile drive away. PA 51 also separates the township from Brady’s Run Park, the biggest green space in Beaver County and a popular destination for year-round recreation.

Patterson Township features Cape Cod and ranch-style homes
Patterson Township is an established suburb where homebuyers will find a variety of architectural styles dating back to the mid-1900s. Mature trees shade Cape Cod, ranch-style and split-level homes with quarter-acre lots. The town also offers a mix of traditional Colonial Revivals and bungalows with columned front porches. Home prices typically range from $150,000 to $275,000, although the occasional new construction can sell for upwards of $350,000. While the housing stock primarily consists of single-family homes, there are also condos and townhouses. The Patterson Arms subdivision features one- and two-bedroom condos selling for $70,000 to $115,000, while Pineloch Estates offers two- and three-bedroom townhouses with prices ranging from $200,000 to $245,000. “People looking for houses here are looking for something that is extremely reasonably priced considering all of the amenities immediately surrounding the township,” Hunter says. The median price of homes in Patterson Township is just under $200,000, while home prices in neighboring communities like Chippewa Township and Brighton Township average upwards of $280,000.

Dual enrollment program at Blackhawk High School
Patterson Township is served by the Blackhawk School District, which Niche ranks as the second-best school district in Beaver County. Students can begin their education at Patterson Primary School, which serves prekindergarten through second grade and earns a B-minus from Niche. Blackhawk Intermediate School covers third and fourth grade and scores a B-plus. Older kids can attend Highland Middle School before moving on to Blackhawk High School, both of which receive a B. The high school offers a dual enrollment program through which juniors and seniors can earn college credit from Penn State Beaver, the Community College of Beaver County, Geneva College or Clarion University. The Blackhawk Cougars have several award-winning athletic programs, and their girls basketball team holds five state championships. Nearby private school options include Beaver County Christian School, which serves kindergarten through 12th grade and receives a B from Niche.

Interstate 376 connects residents to Pittsburgh
Pennsylvania Route 51 runs along the western edge of Patterson Township, allowing residents to access nearby thoroughfares such as Interstate 376. The interstate leads about 40 miles southeast to downtown Pittsburgh, while Pittsburgh International Airport is a 25-mile drive away. There is no public transportation in the township, but the Beaver County Transit Authority has several bus stops in the city of Beaver Falls along 7th Avenue.
Pittsburgh is only about 30 minutes from Fallston.

Sports courts, nature trails and fishing lake at Brady’s Run Park
Pennsylvania Route 51 separates the township from the nearly 2,000-acre Brady’s Run Park, the largest green space in Beaver County. The park has an outdoor sports complex with tennis and basketball courts, a skate park and a roller hockey rink. At the indoor recreation center, there are more tennis courts, a walking track and an ice arena home to the Beaver County Amateur Hockey Association and the Beaver County Figure Skating Club. Both groups host their programs at the Brady's Run Park Ice Arena. Back outside, residents can explore a playground, dog park and miles of multi-use trails that weave around Brady’s Run Lake. The lake features a small sandy beachfront and allows for swimming, boating and fishing, with a steady supply of largemouth bass. Brady’s Run Park is also a destination for community events, ranging from a seasonal flea market to the annual Beaver County Maple Syrup & Music Festival.
On the opposite side of PA 51, Patterson Township Community Park is a former mining site that’s been transformed into a nature preserve with miles of wooded hiking trails. Also known as the John Ague Beegle Naturalist Area, the park is named after a former community member who donated the land for future residents to enjoy. The Beaver Valley Golf Club sits in the southeastern corner of the township and features an 18-hole semi-private golf course with scenic vistas of the Beaver River Valley. While the golf course is open to the public, members have access to preferred tee times. Residents are less than 2 miles from the Carnegie Free Library of Beaver Falls, which offers programs for all ages.

Local favorites on Darlington Road include Judy’s Jimmies
While the township is primarily residential, there are several small businesses along Darlington Road. Hill Top Laundry and Dry Cleaners sits across the street from State of the Art Hair and Judy’s Jimmies, a local ice cream shop serving sweet treats from the beloved Penn State Creamery. A bit further north, Carrie Blessings Boutique carries a curated collection of clothes, jewelry and home décor.
Diners will find more restaurants in the neighboring city of Beaver Falls. The dining scene ranges from casual spots like Oram’s Donut Shop and Chilly Willy Cheesesteaks to local institutions like Athens Family Restaurant, a Greek-inspired diner known for its breakfast specials and homemade soups. Pennsylvania Route 51 leads about 4 miles north into Chippewa Township, where shopping centers feature chain retailers like Walmart, Home Depot and Giant Eagle Supermarket.

Community dinners at the Patterson Township Volunteer Fire Company
Located in the heart of town, the Patterson Township Volunteer Fire Company hosts a variety of community events. A rotating cast of local food trucks visit the fire station’s parking lot, while spring brings the town’s annual rummage sale. Residents can also stop by the PTVFC for their seasonal fish fries and spaghetti dinners. A bit further north is Riverview Methodist Church, which sells homemade apple dumplings each fall.
Proximity to Heritage Valley Beaver
The township is about 5 miles northeast of Heritage Valley Beaver, an acute care hospital in the Heritage Valley Health System. The hospital provides emergency care and is home to the only National Cancer Institute and designated Comprehensive Cancer Center in the region.
