Sundown's suburban convenience in Pearland

About 15 miles south of Downtown Houston, Southdown is a rectangular-shaped master-planned community tucked along the west side of Pearland. Southdown rings a bell for many Pearland residents, as the popular Southdown Park, home to the citywide summer concert series ‘Concerts in the Park’, sits across the street from the 1,500 residences that make up the community. "Southdown is an established, family-oriented neighborhood," says Elida Guajardo, a Realtor with Coldwell Banker Universal, who has over 5 years of experience in the industry. "So, you have families with young kids, but you also have empty nesters who have been there for over 30 years." Paved sidewalks lead to neighborhood parks and pools while surrounding roadways connect to nearby office buildings, shops and restaurants. "It's like a perfect starter home for a little family with affordable homes, community amenities and good schools." However, Southdown stands out amongst Houston’s ever-expanding suburbs due to its proximity to the city. “You’re access to the city is incomparable to other popular suburbs like Katy or The Woodlands,” says Brett Jackson, a Realtor with C & K Property and Pearland native. “There are many professionals who work at Houston’s medical center, which is a straight shot down State Route 288, and a lot of those doctors must be able to get to work within a 30-minute window when on call.”

Education within the Pearland Independent School District

Pearland Independent School District earns an overall A-plus rating from Niche. “PISD is an amazing district,” Jackson says. “I went there from kindergarten to twelfth grade, but I’m not being biased. It’s consistently ranked as one of the best districts in the area,” earning the 2025 title as the best district in Brazoria County by Niche. Local A-rated schools include Chargers Elementary for pre-kindergarten through fourth grade and Rogers Middle for fifth and sixth grade. “The elementary school is right by Southdown, so you see a lot of kids walking to school,” Jackson says. Students may then attend A-rated schools such as Berry Middle Junior High and A-plus-rated Glenda Dawson High, which are both rated as the best middle and high schools in the county.

Late 20th- and early 21st-century single-family homes

The community's development began in the early 1980s and continued into the early 2000s as Pearland grew in popularity as a Houston suburb. Southdown's oldest homes, which include traditional ramblers and eclectic midcentury modern designs with sharp, sloping angles, are clustered near the community pool on the neighborhood's west side. Other streets feature a mix of 1990s and early 2000s modern transitional, New Traditional, split-level and Texas-style homes with one-story floorplans. Most properties feature attached two-car garages, brick facades and modest fenced-in backyards, with sales prices ranging from the $200,000s to the $400,000s. “The average entry price in Southdown is lower than Houston as a whole,” Jacksons says. “You can find a newer home in the same price range, but you don’t get the established community or highly-rated schools that you get in Southdown.”

Neighborhood green spaces and nearby parks

Sidewalks lead to several neighborhood green spaces. On the neighborhood's east side, picnic tables and a small fitness center are scattered around a large playground. Farther west, a community pool caters to sunbathers and swimmers during the summer. Others can practice their swing at the tennis courts or run around the adjacent playground.

Southdown Park sits across the street from the neighborhood's western entrance. A splash pad and shaded playground anchor the park, attracting families with young kids. Paved trails loop around its perimeter, weaving past open fields, a dog park and the West Pearland Community Center. In the summer, lawn chairs and picnic blankets transform the park's open fields into a makeshift amphitheater during the citywide ‘Concerts in the Park’ series, with performances split between Southdown Park and Independence Park.

Down the street, residential roads surround Pearland Golf Club, an 18-hole golf course open to the public. The club hosts public and private events, including the nearby Silverlake Church's Annual Golf Tournament. Proceeds from the tournament go towards the church's scholarship fund for youth members.

Clear Creek Golf Club is another public course hidden within the 115-acre Tom Bass Regional Park. The golf course borders a stocked fishing pond with a pier for anglers and a 1-mile jogging trail. “You'll see people walking around the park all day, every day,” Jacksons says. Volleyball courts and playgrounds offer distant waterfront views, while a barbecue area boasts a pavilion with a built-in sink and counter space for picnickers. Additional amenities include a community center, a dog park, a disc golf course, an outdoor fitness center and an amphitheater.

Shopping, dining and entertainment along Broadway

A short drive from the neighborhood leads to dozens of restaurants, grocers and big-box stores along Broadway Street. Residents can access over five different grocery stores within 3 miles, ranging from Sprouts Farmers Market to H-E-B Plus! Silverlake Village is a nearby shopping plaza with popular retailers like Target and HomeGoods, and Pearland Town Center is down the road. The town center is a mixed-use outdoor shopping mall anchored by a small park that boasts a covered pavilion and a small stage for community events like the Pearland Holi Extravaganza. "The town center also puts out Christmas lights displays, 5K races and all kinds of events," Guajardo says. On any given day, al-fresco dining, benches and large rocks that serve as both seats and climbing structures welcome lunch-goers and shoppers seeking a quiet spot for a quick break.

Down the road, Italiano's casual atmosphere makes it a sought-after destination for date nights and family dinners. This homegrown restaurant offers Italian classics like shrimp scampi, chicken parmigiana, calzones and New York-style pies. Pearland's dining scene is primarily centered along Broadway, but Southdown residents are also 6 miles from Pearland's Old Town, where local cafes and joints like Killen's BBQ attract crowds looking for Southern-style brisket and bread pudding. “Killen’s BBQ is what Pearland is known for,” Jackson says. “Now Killen’s is all over Houston.” Killen's BBQ is one of several local restaurants owned by Ronnie Killen, a Pearland native and famous chef whose other establishments, like Killen's Steakhouse, are popular community staples.

Getting around on Route 288

Southdown is a car-dependent community with nearby access to Texas State Route 288, the Sam Houston Tollway and Interstate 45. Downtown Houston is about 15 miles north via Route 288, and George Bush Intercontinental Airport is about 15 miles farther via Interstate 65. HCA Houston Healthcare and Memorial Hermann Pearland Hospital sit within 3 miles of the neighborhood.

Environmental concerns near the coast

Due to its proximity to the Gulf of Mexico, the Houston metro area faces a significant risk from hurricanes and flooding. Pearland's southern location poses an even higher risk for residents.
