One of many gated communities in the Pembroke Pines area of Broward County, north of Miami, Towngate has a similar story to other neighborhoods. The need for houses was in great demand in the 1990s after people moved north to Broward County from Miami after Hurricane Andrew. “In that era, many roads were unpaved,” says Neeta Kochhar, a Realtor with NK Realty, LLC, with nearly 20 years of experience selling in the Pembroke Pines area. “The houses in Towngate are the ‘older’ new houses that developed because of constant development in this area.”

The main entrance for Towngate is off 160th Avenue on 12th Street. That road winds through the community with various turnoffs for the 14 gated communities. They all have lush landscaping, and residents enjoy amenities like a community pool, clubhouse and tennis courts. Homeowners association fees come with a house in Towngate and run from $200 to $350 and include access to the amenities, maintenance and security. Mediterranean houses with barrel-style roofs and split-level are the main architectural styles. Prices for single-family homes range from $600,000 to $900,000, while townhouses range can be as low as $450,000. “There’s great value in Towngate. Some of the other surrounding communities have homes in the millions,” Konchhar says. Ninety percent of the people living in Towngate are homeowners.

Large recreation facility
The Towngate Park and Pool along 155th Avenue sits on the eastern side of the neighborhood and includes an indoor fitness center, four outdoor lighted tennis courts, one lighted soccer field, a baseball diamond that can be used at night and a shaded playground. The swimming pool also has a kiddie area. A banquet hall inside the fitness center is available for rent for large parties.

With Westfork Plaza to the south and Coquina Plaza to the north, retail and restaurant options are covered, all within a short drive of a house in Towngate. Both shopping centers have a movie theater with the Cinemark Paradise 24 in the Coquina Plaza. It’s an XD theater, meaning the screens are six stories tall with surround sound. The Regal Westfork is in the Westfork Shopping Center off Pines Boulevard. Romeu’s Cuban Restaurant has been around for over 40 years. The family-owned business serves authentic Cuban cuisine, including the Family Cuban Sandwich, which feeds four people. Public school students in Towngate can attend schools in the highly regarded and large Broward County School District. The district gets a B-plus overall on Niche, as does Silver Palms Elementary School. A B-plus is also achieved by Walter C. Young Middle School, with a student-teacher ratio of 19-to-1. That same B-plus grade goes to the academics and the quality of teachers at the school. Charles W. Flanagan High School makes it a B-plus sweep for the school chain. It’s been around since 1996 and was the first public high school in Pembroke Pines. The school also has an excellent 99% graduation rate.

I-75 is a next-door neighbor
Interstate 75 skirts to the east of the Towngate neighborhood, and there are plenty of bus stops to catch a line with the Broward County Transit system. Sheridan Street and Pines Boulevard are busy routes. The nearest Tri-Rail commuter station is in Hollywood, about 12 miles away.
