Residential living along Route 1 west of Philadelphia
Overbrook is a stretch of West Philadelphia along U.S. Route 1 where residential areas are woven into a landscape of recreational tracts, major thoroughfares and specialized schools. Established Philadelphia neighborhoods within the community, like the single-family homes of Overbrook Farms or the mid-century rowhouses of Overbrook Park, offer character of their own. The north end is occupied by part of the St. Joseph’s University Campus, which is frequently expanding, and a pair of golf courses occupy the south end. Commuters are a short drive or bus ride across the river to Center City, and trolleys clang their way around the neighborhood.

Historic rowhouses in established Overbrook neighborhoods
Rowhouses make up most of Overbrook’s market, often priced between $130,000 and $300,000 and dating to the early 20th century. Overbrook Park has mid-century townhouses. Single-family homes are primarily concentrated in the north end, near the university. Many reflect unique stone architecture or colonial-style designs. Prices for single-family homes can fall in a wide range, from around $300,000 to almost $1 million. “The housing in Overbrook is very good and attracts a lot of people who work for the city as police officers, firefighters, teachers and attorneys,” says Michael P. Cohen, a broker associate with Keller Williams Empower. “It’s an attractive area with tree-lined streets. It sells very well."

Local shopping centers and Lancaster Avenue dining
Several shopping centers are close to Overbrook. On one side of the Overbrook Park section of the neighborhood, residents can go to Aldi, T.J. Maxx and Ross Dress for Less at the City Avenue Shopping Center. Target is about 3 miles away down U.S. Route 30. You can grab some Jamaican food at Blue Lagoon or Southern fare at Tasties Soul Food Restaurant within Overbook. Diners can also grab bites at various stops on Lancaster Avenue, including:

Natural green spaces and Overbrook recreation centers
Want to get out of the house and spend a little time in nature? Morris Park has miles of trails, fishing in the East and West branches of the Indian Creek, Papa Playground, and forested areas across more than 100 acres. Haddington Woods is an urban forest with trails on the southeast side. The Overbrook Park Civic Association helps maintain Rose Playground, which has basketball courts and play equipment. Golfers have two nearby courses: McCall Golf Club, a private spot just outside Overbrook, and Cobbs Creek Golf Club within the neighborhood, but currently undergoing restoration. The Overbrook Environmental Education Center works to preserve the area’s green spaces. Across Route 1, the Kaiserman Jewish Community Center has a pool and both indoor and outdoor sports facilities.

Community events bring Overbrook together
The annual Overbrook Night Market is also called “Rep’s Night Out” and has brought the community together every year since 2021. It features food trucks, vendors, live entertainment and thousands of attendees at Lancaster and 63rd. Rose Playground is also the site of numerous events throughout the year. The Overbrook Park Community Association puts on an annual Community Day, with the 2025 edition featuring backpack stuffing, vendors, free food and music. The Overbrook Park Summer Jazz Concert Series takes place in warmer months, and the We Walk PHL group also holds events at Rose Playground.
St. Joseph’s University has a large presence
Overbrook High School serves the area as part of the School District of Philadelphia and counts actor Will Smith and professional basketball legend Wilt Chamberlain among its notable alumni. “My father played on the team with Wilt,” Cohen says. “We used to go to Sixers games as kids, and they would call us down on the court after the game to meet him. I was probably up to his knees.”
Specialized schools include the Overbrook School for the Blind and the Harambee Institute of Science and Technology Charter School. The St. Joseph’s University campus surrounds Route 1 and occupies part of northern Overbrook, enrolling more than 7,000 students. “St. Joe’s University is constantly expanding, so it’s bringing in more restaurants and activities,” Cohen says.
The Overbrook Elementary School is located within the Overbrook neighborhood in Philadelphia.

Public transit on SEPTA trolleys and buses
Center City is less than 10 miles away across the river, but it can take a half hour or more to get there via car or transit. Drivers are around 4 miles from Interstate 76. SEPTA buses and trolleys depart from the 63rd-Malvern/Overbrook station, which helps locals get around Overbrook or even into the city. Philadelphia International Airport is about 9 miles south. Lankenau Medical Center is across Route 1 from Overbrook.

This area isn't the worst area to live in. Every now and then there may be an argument or a small fight that breaks out, but it is usually quickly resolved. The people are fairly friendly, they tend to greet each other around here. The yards are a mix of jungles, gardens and pity.
