Located in Phoenix ’s West Valley, Villa de Paz appeals to homebuyers who want easy access to entertainment and sports while still enjoying a suburban setting. The neighborhood is just a short drive from the Westgate Entertainment District's restaurants, retail and sports venues, and Camelback Ranch-Glendale brings Major League Baseball spring training to the community each year. In addition to these destinations, you have convenient access to local parks and Loop 101.

Varied home styles and ages in Villa de Paz

The median sale price is in the upper $300,000s, slightly lower than the citywide median. Most single-family home sales range between the low $200,000s and the low $500,000s, but large properties with land for horses often sell from the upper $700,000s to around $1.2 million. Townhouses typically go from the low $200,000s to the low $300,000s, and condos usually sell in the $200,000s.

Development in Villa de Paz began in the 1970s, though redevelopment and new home construction continue in parts of the community. Spanish-style homes are common in some of the newer sections, while established areas include a mix of ranch-style and Pueblo Revival-inspired designs. “You’ll see homes that have a lot of character and don’t look so cookie-cutter,” says Karen Salas, Realtor with Orchard Brokerage and West Valley native. She explains that for many buyers, this variety is a big part of the appeal.

Close to Westgate Entertainment District

Everyday shopping and dining are easy to reach from Villa de Paz. You’ll find a Walmart and Home Depot along Camelback Road, as well as fast-food chains and locally owned restaurants like Asadero Pitic. One of the area's biggest nearby attractions is the Westgate Entertainment District, a few miles north. The destination is home to dozens of restaurants and an outlet mall, along with State Farm Stadium and Desert Diamond Arena, which host major sporting events and other live entertainment.

From neighborhood parks to watching the Dodgers train

Camelback Ranch is the area's best-known landmark. Spanning more than 140 acres, the sports complex hosts spring training for the Los Angeles Dodgers and Chicago White Sox. For everyday recreation, residents often spend time in Dust Devil Park, which includes a splash pad, shaded playground, skate plaza and basketball court. There's also a small green space on North 112th Lane with a dog park and sports fields.

Learning through the Pendergast and Tolleson districts

Elementary and middle school students are served by the Pendergast Elementary School District, and Tolleson Union High School District handles the upper grades. Villa de Paz Elementary School, which is right in the community, has a STEAM-focused curriculum and covers preschool through Grade 8. Westview High School earns a B rating from Niche and offers Junior ROTC and robotics. Charter options include Legacy Traditional Schools, which has elementary and middle school campuses in the neighborhood.

Commuting to Glendale or Phoenix

Most residents rely on cars for travel, and Loop 101 is just a short drive from the neighborhood. From here, it’s roughly 15 miles to Downtown Phoenix, and the trip usually takes between 30 minutes and an hour, depending on traffic. Downtown Glendale is about 10 miles away, with drive times often ranging from 20 to 40 minutes.
