Prices for move-in-ready and fixer-upper homes in PGH’s hills

“Troy Hill, South Side Slopes – a lot of these neighborhoods close to the city have names like that. They're tucked up into hills and mountains on either side of the rivers. So, Troy Hill has a view of the city and the river,” says Sue Malagise, a Realtor with Howard Hanna Real Estate who’s served Pittsburgh and the surrounding areas for 15 years. Boxy homes fill sloping, sidewalk-lined streets throughout the neighborhood. Most of these detached and attached houses were built from the late 19th through the early 20th centuries. Some show their age, while others are freshly renovated. Move-in-ready, single-family homes range in price from the mid-$100,000s to the low $400,000s, depending on whether they offer modern updates or city views. Houses can go for as little as $5,000 if they need significant rehabilitation.

Neighborhood mom and pops near trendy business districts

Small businesses fill old-fashioned commercial buildings on corners throughout Troy Hill. You can walk to the local bank or convenience store, but neighbors especially love their community’s diverse restaurant scene. Close to home, there’s:

Easy access to Pittsburgh employers and a busy bike path

Troy Hill perches just above state Route 28, a bustling Pittsburgh commuter highway. Major hubs are within a few miles of home by car or Pittsburgh Regional Transit bus, including the North Side’s riverfront stadiums, downtown Pittsburgh and East End hospitals like UPMC Presbyterian. The most direct way out of Troy Hill is Rialto Street, an infamously steep and narrow road. "Sometimes, I'll coach people through it. I'll roll down the car window and shout, 'You've got to hug the curb, move over!'" says Berry Breene, a neighborhood resident and Realtor at Compass. "It's a little scary at first, but I've been up here for 11 years. You get used to it." The hills make it a little harder to walk or bike to neighboring communities, but you’ve got a flat path to the North Shore, downtown and beyond on the Three Rivers Heritage Trail.

Historic churches and modern galleries in a tight-knit community

Mosaics and murals color Troy Hill, marking the old-fashioned Pittsburgh neighborhood as a revitalizing, artistic enclave. Saint Anthony Chapel, a grand 19th-century church, was built to serve the families of German farmers, millers and railroad workers. It’s famous for housing the largest collection of Christian relics outside of the Vatican. A handful of homes where historic immigrants lived are now Troy Hill Art Houses. "Part of the fun is that they were developed to look like normal houses from the outside. Walking down the street, you'd just think they're somebody's homes. But walking in, you'll find a full art installation done by a different artist," Breene says. Locals get together at events held by the Troy Hill Citizens group, including community clean-ups and the Pigtoberfest festival.

Attending PPS neighborhood and magnet schools

Troy Hill is served by the Pittsburgh Public School District. Kids can attend neighborhood schools assigned by home address or apply to schools with academic magnet programs. Pittsburgh Schiller 6-8 is a neighborhood school on the border of Troy Hill and Deutschtown that offers a partial magnet program for kids interested in rigorous STEAM coursework.

Close to city parks and recreation on the Allegheny River

A handful of classic community parks and scenic spots are found throughout Troy Hill’s residential blocks. You might walk to:
Andrew ‘Huck’ Fenrich Memorial Park, a small park with an excellent view of downtown

  • Cowley Park, a larger area with a playground, athletic courts and a seasonal spray park
  • Gardner Park, a baseball diamond at the corner of Gardner and Herman streets
  • Troy Hill Citizens Park, a peaceful patch with benches, flowers and a bulletin board for event flyers

Troy hill is surprisingly quiet, with incredible views of downtown and a short scoot to more boppin' places like the strip and Lawrenceville. Not to mention, still affordable. Glad I made the choice to buy my house here.
