Collin Creek is a mixed-use redevelopment project that’s rising from the site of the former Collin Creek Mall in Plano. The evolving neighborhood is being reimagined as a walkable master-planned community with modern townhomes and private amenities, including a swimming pool and clubhouse. Planned parks and multiuse trails provide access to the larger Chisholm Trail system. While Collin Creek is still a work in progress, its central location and convenient highway access attract buyers who are looking for newer housing.

Multistory contemporary townhomes from builders like Ashton Woods and Mattamy Homes are filling Collin Creek’s network of residential streets. When the development is complete, it should include around 2,300 multifamily apartments, 500 single-family homes and 300 independent living residences. Many two-story options have two to three bedrooms and large great rooms, while three-story layouts typically offer bedrooms on the entry level, open-concept living on the main floor and master suites on the upper level. Some also include private balconies. Sale prices usually range from the lower $400,000s to the lower $600,000s, and Collin Creek charges monthly HOA fees of around $200, though these may vary depending on the property type and phase of development.
Comparing Collin Creek to other Plano neighborhoods
Compared with more established Plano neighborhoods, Collin Creek offers something increasingly rare: the opportunity to buy new construction. “Plano, for the most part, is almost completely built out,” says Brenton Bridges, a Realtor with Monument Realty who has over 6 years of local experience. “Anything else in Plano is probably going to be resale.” If you want to expand your search, here’s a brief look at the competition:
Downtown Plano: offers historic charm, long-standing local businesses and excellent rail access
East Plano: known for established housing stock and relatively low home sale prices
Legacy West: delivers a walkable, amenity-rich lifestyle at a higher price point.
Collin Creek falls somewhere in the middle of all this. The median home sale price of roughly $500,000 is slightly below the citywide median, and plans are underway for parks, trails and shopping. Buyers who are comfortable living in an evolving community might appreciate the opportunity to invest before the project is complete. “You never want to be the last one to buy when it comes to new construction,” Bridges says. “The earlier the better, because the last one is going to be the most expensive one.” The tradeoff? You’ll probably have to contend with construction noise, changing traffic patterns and unfinished amenities until at least 2028, as the project continues to take shape.
Getting around Plano and nearby cities by car or public transit
Collin Creek sits near the intersection of U.S. Route 75 and the President George Bush Turnpike (PGBT), one of Plano’s busier traffic areas. For many buyers, though, the location 3 miles from Downtown Plano is worth the occasional traffic jam. “The location of the development is key,” says Kimberly Betz-Broussard, broker at Top TX Homes Realty, who’s been selling in the area for 25 years. “You can get anywhere in town very quickly.” Route 75 leads to Downtown Dallas, about 20 miles away, while PGBT provides a convenient route to the tech jobs along Richardson’s Telecom Corridor. PGBT is also a good starting point for the 15-mile trip to the shopping complex in Legacy West. For public transportation, Dallas Area Rapid Transit operates several bus routes through the area, and the nearby Parker Road Station provides light rail service to Dallas and other cities. DART also operates GoLink, an on-demand rideshare service that connects to bus and rail lines.
A walkable district with parks, trails and planned retail
Developers envision Collin Creek as a self-contained community with walkable streets that lead to retail, recreation and restaurant options. “The idea is that it’s going to be anchored by all that shopping and mixed-use that they’re going to have right there,” Bridges says. Additional plans are in the works for office space and an on-site hotel. “It’s a nice complex, but the retail is building out a little slower than they’d hoped for,” Betz-Broussard says. In the meantime, casual eateries like Wu Wei Din Chinese Cuisine and BJ’s Restaurant & Brewhouse are close by, and residents have convenient access to several grocery stores in the surrounding area, including Aldi and Whole Foods Market.
Where Collin Creek students can attend school
This area is served by the Plano Independent School District, where students progress through elementary, middle and high school, followed by senior high for eleventh and twelfth grades. Students in Collin Creek might be assigned to the highly rated Wilson Middle School, an International Baccalaureate Middle Years Programme candidate. St. Mark Catholic School, which receives an A from Niche, provides a private option just outside the neighborhood.
