College town meets suburbia in the University area

Anchored by Idaho State University, the University neighborhood is full of historic homes and activity. From students lounging on the quad to fans filling the stands on Bengals game day, the campus adds spirit to this suburb. “It’s a great symbiotic relationship that brings more value to the homes,” says Gloria Howell with Gate City Real Estate, who has lived in Pocatello for over 50 years. “There’s a great demand for housing in the University area, and I think a lot of that has to do with the energy of the students and faculty.” Downtown Pocatello is also just 2 miles away, and Interstate 15 runs along the neighborhood's eastern side, providing convenience to the rest of the city and beyond.

School choice and technical education expand student options

Many children begin school at Washington Elementary, which earns a B rating from Niche. Franklin Middle and Century High score B-plus ratings. Students may also take courses in fields like firefighting and veterinary studies at the Portneuf Valley Technical Education & Career Campus. Families can apply to transfer their students to schools outside their zone through the district’s school choice program. For higher education, ISU is known for having some of Idaho's top medical and health science programs. The university has seven colleges with over 250 programs.

Suburban streets with single- and multifamily homes

Many ISU students and staff live in the ranch-style homes in the University neighborhood. Investors can also find multifamily houses and rent out smaller units. Prices tend to fall between $200,000 and $500,000. Homes often have modest lawns and driveways, keeping street parking minimal, and many properties are well over 100 years old. “Some homes date back to the 1800s, and people will open up these houses for tours, which engages the community,” Howell says. Some houses may need extra flood insurance, as Howell says, “We can get some very heavy rain that sometimes floods the streets since they’re at the bottom of a hill, and it’s hard on the old foundations.”

Trails, parks and stadiums create a lively outdoor scene

Recreation in the University neighborhood consists of campus sporting events and adventures at nearby parks. Bartz Field comes alive during rugby matches, and Miller Ranch Stadium hosts softball games. The Idaho Central Credit Union Dome, home of the ISU Bengals football team, is one of the oldest enclosed stadiums in the country. Residents can visit Ross Park, which has an outdoor aquatic center and disc golf course. It’s also home to the Zoo Idaho, known for its grizzly bear exhibit. Caldwell Park is a smaller space in the neighborhood with picnic tables and a playground, and the trails and peaks in the Portneuf Range of the Rocky Mountains are within 5 miles.

Living near a university comes with plenty of events

Apart from Division I sports games, ISU brings a variety of other activities to the community. “There are always wonderful events,” Howell says. “Guest speakers come to provide lectures, the concerts by the Idaho State-Civic Symphony feature accomplished musicians in our incredible Stephens Performing Arts Center, and the drama department always puts on plays and does an amazing job.” The Idaho Museum of Natural History is also on campus and offers rotating exhibits on topics ranging from ancient fossils to snakes.

Shopping and dining options span from downtown to Yellowstone Avenue

University is 2 miles from historic downtown Pocatello, home to most of the city’s locally owned businesses. A strip of brick buildings and colorful awnings line the area, and Brick 243 Gastropub is a popular restaurant downtown for Italian tapas. Oak Street has a few spots closer by, like El Herradero for Mexican and Palate Neighborhood Bistro for pub fare. Fast-food chains are available along Fifth Avenue on the western side of the university. Albertsons is next door, and Yellowstone Avenue has shopping centers with additional big-box stores, including WinCo Foods and Walmart, within 6 miles.

Interstates in Pocatello and access to a nearby hospital

Interstate 15 runs along the eastern border and connects with Interstate 86 within 5 miles. Pocatello Regional Transit buses stop throughout the area, and the Pocatello Regional Airport, 12 miles away, provides daily Delta Connection flights to Salt Lake City. Health care is available just east of the neighborhood on the other side of I-15 at the Portneuf Medical Center.
