Quietude close to Port Orange amenities
The Willow Run area lifestyle is a blend of suburban ease and urban convenience. From within tree-lined residential havens, locals can walk, bike or drive to malls and restaurants. Good schools, nicely tended yards and loads of sidewalks create a pleasant, active environment.
Shop the Pavilion, dine local
Here, just west of Interstate 95 in Port Orange, locals can reach the 76-acre open-air Pavilion at Port Orange within a mile or two, either by car or along sidewalks that make errands and outings walkable or bikable. At the Pavilion, locals shop brand-name retailers such as Belk’s and Marshalls, and the Regal Hollywood Theaters cineplex is one of the Pavilion’s many attractions. Smaller centers in the neighborhood that line both sides of Dunlawton Avenue are filled with dining options ranging from Mexican fare at Lola’s Cantina and Burger Bar, to fresh Mediterranean bowls at Filo Greek, to creative rolls at Sushi 99. Dunlawton is also where big-box stores gather — so it’s easy to grab essentials at Target, stock up at BJ’s, or find DIY essentials at Lowes.

Midcentury to modern home variety
Along Willow Run’s gently curving avenues and boulevards, palms and oaks stand tall around rows of single-family homes. Well-manicured lawns are thoughtfully landscaped and nicely maintained 1970s three-bedroom homes with open floor plans on modestly sized lots average $300,000. Ranch-style houses with low-pitched roofs blend in with multi-story contemporary homes. Newer homes built in 2009 on a small lake in Oakbrook can ask $450,000. “The market is slowed down right now, and some prices are falling a little bit; it seems to be mellowing out after the spike in buyers because of the pandemic,” says Kathleen Davis, a Realtor with Grand Living Realty.
