Willow Run
Shop the Pavilion, dine local
Here, just west of Interstate 95 in Port Orange, locals can reach the 76-acre open-air Pavilion at Port Orange within a mile or two, either by car or along sidewalks that make errands and outings walkable or bikable. At the Pavilion, locals shop brand-name retailers such as Belk’s and Marshalls, and the Regal Hollywood Theaters cineplex is one of the Pavilion’s many attractions. Smaller centers in the neighborhood that line both sides of Dunlawton Avenue are filled with dining options ranging from Mexican fare at Lola’s Cantina and Burger Bar, to fresh Mediterranean bowls at Filo Greek, to creative rolls at Sushi 99. Dunlawton is also where big-box stores gather — so it’s easy to grab essentials at Target, stock up at BJ’s, or find DIY essentials at Lowes.Votran option, 95 access
Residential and commercial streetscapes are trimmed with miles of sidewalks, inviting walkers and bikers, and residents can also opt to hop on a Votran bus to get around town. Immediate proximity to I-95 also means it’s a quick 10-mile drive to reach all the delights of downtown Daytona and the Daytona beachfront.Midcentury to modern home variety
Along Willow Run’s gently curving avenues and boulevards, palms and oaks stand tall around rows of single-family homes. Well-manicured lawns are thoughtfully landscaped and nicely maintained 1970s three-bedroom homes with open floor plans on modestly sized lots average $300,000. Ranch-style houses with low-pitched roofs blend in with multi-story contemporary homes. Newer homes built in 2009 on a small lake in Oakbrook can ask $450,000. “The market is slowed down right now, and some prices are falling a little bit; it seems to be mellowing out after the spike in buyers because of the pandemic,” says Kathleen Davis, a Realtor with Grand Living Realty.Strong school programs
Public schools are within the Volusia County Schools District, which earns a B grade from Niche. Young children start at Horizon Elementary School before moving on to Silver Sands Middle. Middle and high school music students in the Willow Run area can participate in Volusia County’s annual Lakeside Jazz Festival to compete for summer band camp scholarships. Older students advance to Atlantic High School, which launched a new Auto Tech program in 2023 in partnership with NASCAR and Ford that equips students to pursue careers in Daytona’s popular auto racing industry. Also known for a strong athletics program, the Atlantic High Sharks football team landed the Florida Atlantic Division Championship in 2023. Horizon Elementary, Silver Sands Middle and Atlantic High all earn a B grade from Niche.City Center events, Port Orange Parade
In addition to the yearly jazz festival, Willow Run residents can head just a mile east on Willow Run Boulevard to enjoy a host of Port Orange area events. The Fourth of July Spectacular lights up the nearby City Center Park yearly with live music, food trucks, a kids’ zone, car show and more. For the Christmas holiday, residents look forward to the annual Port Orange Holiday Parade that fills Dunlawton Avenue, and has been running strong for more than 40 years. The Port Orange Regional Library, also less than a mile away from the neighborhood, offers weekly events for all ages, such as quick crafts, scavenger hunts and reading challenges.
