Just five miles south of Portland, Collins View is a welcoming, family-friendly neighborhood with a quiet, rural ambiance. Known as "One of the first areas to be built in Southwest Portland," Collins View remains "In-demand with homebuyers" for its unique combination of proximity to downtown with "low-density living and beautiful nature close to home," says Darryl Bodle II, the #1 selling agent throughout the Portland area. Hillside homes in Collins View
Built along wooded hillsides, homes in Collins View are true to their namesake, with views of surrounding nature and misty mountains in the distance. The elevation of Collins View rises to roughly 550 feet, a rolling canvas that serves as the neighborhood’s setting. The homes built into that backdrop range from those constructed in the early part of the 20th century to recently constructed options. Styles also vary, from classic rancher to modern contemporary. Small- to moderate-sized lawns are common, along unmarked residential streets, sans sidewalks. Most homes come on generous quarter to half-acre lots and feature lovingly-tended front yard gardens that are shaded by mature pines, cypress and ornamental trees. With an average sales price of about $700,000, homes in Collin's View sell for $100,000 dollars more than the average home in Portland, and this natural feel the neighborhood has plays a big part in that. "Homebuyers like that it feels really rural, even though you're not far from Portland," says Bodle, explaining that "Homes were mostly built in the 1940s and 50s," and it has remained a low-density area since then. Along this neighborhood's steep, winding streets, homes range from two-bedroom cottage homes built as early as the 1930s and selling for as low as $400,000 dollars to more common three-bedroom, Craftsman homes, which sell for about $700,000 and feature colorful siding and front garages and driveways. More recently built homes are available as well, selling for upwards of $1 million dollars and offering expansive floor plans and up to five bedrooms.

Portland Public Schools, or in the Riverdale School District
Many students in Collins View will start at Capitol Hill Elementary, which gets a B-plus from Niche. Jackson Middle School is the next stop, and it also gets a B-plus. Many will end up at Ida B. Wells-Barnett High School, which gets a B-minus. However, local kids can also go to the nearby Riverdale School District; while this is a public district, kids outside of its attendance boundaries can apply and pay tuition to attend its schools. These schools include Riverdale Grade School and Riverdale High. The grade school, serving kindergarten through eighth grade, is located about 2 miles south of the high school. Both the high school and the grade school hit high marks in Oregon Department of Education academic evaluations.

Heading outdoors near the Willamette River
To get outside, residents of Collins View don't have to go far. The River View Natural Area is one of the most distinct aspects of the neighborhood, with 146 acres of dense, northwestern forests that make up a large swath of the eastern half of Collins View. A series of trails are woven into the tract, fit for a tranquil walk or jog. Though the River View Natural Area is near the Willamette River, there are no views of the river to be had there. Rather, the area derives its name from the bordering River View Cemetery, one of the multiple historic cemeteries in the neighborhood, established in 1882. Another is Beth Israel Cemetery, which is the longest continuously operated Jewish cemetery in the country.Besides River View Natural Area, the 658-acre Tryon Creek State Natural Area and the 26-acre Marshall Park are two other outdoor escapes that can be found just outside of Collins View. Tryon Creek State Natural Area features lush vegetation along the creek for which it was named and miles of trails that are groomed for hiking and riding horses.

Small-town shopping and dining on Terwilliger Boulevard
Given the immersive rural ambiance of Collins View, it isn't surprising that there aren’t a whole lot of commercial destinations directly within the neighborhood. But there are some along Southwest Terwilliger Boulevard, a thoroughfare near the western border of Collins View. Among these is Moonlight Grill, a tasty spot where residents can enjoy Mediterranean cuisine, and Chez José, a popular choice for a night out when in the mood for hearty Mexican dishes and drinks served up in a warm, family-friendly setting. Tryon Creek Sports Bar is one option, a casual spot to grab a bite, a drink and watch a game. Just down the street is a location of TokyRoll Sushi & Poké, a small regional chain known in part for its jumbo sushi rolls. For groceries and other shopping needs, residents can take a quick drive over to Barbur Boulevard, where they can find plenty of options, including a Safeway supermarket and Barbur World Foods. A "Neighborhood staple since the 1930s or 40s," according to Bodle, this market features a fresh deli and imported products with a Middle Eastern focus.
Getting around Collins View
Even with its secluded feel, Collins View is still conveniently located close to Interstate 5, which is accessible just off Southwest Terwilliger Boulevard. That makes for quick access to downtown, which sits about 5 miles to the north. The Oregon Health and Science University Hospital is the closest hospital to Collins View and can be found here in downtown, while Portland International Airport is just about ten miles further along Interstate 84.
Lewis and Clark College
Another of the signature characteristics of Collins Creek is the presence of Lewis & Clark College, just south of River View Natural Area. A private liberal arts institution with just over 2,000 undergraduate students, Lewis & Clark College has a quaint, heavily wooded campus that sits on 137 acres. Lewis & Clark includes a graduate school for education and counseling, and a law school, as well. And architecture buffs are sure to be impressed by the Frank Manor House, a 35-room Tudor mansion that was built in 1925, is on the National Register of Historic Places and is now where several of Lewis & Clark’s offices are located.
