Whitewing Trails has new homes and amenities in a fast-growing area

Set in Princeton on the edge of the Dallas- Fort Worth region, Whitewing Trails combines a small-town feel with the convenience of a fast-growing suburban area. Homebuyers are drawn to its new-construction homes and community amenities like trails and recreational spaces. Its connection to local schools and easy access to parks and shopping make it a popular choice for those looking for convenience and everyday comfort.

Range of home sizes, features and prices in the area

Whitewing Trails is mostly made up of New Traditional, single-family homes built in the 2020s. Floor plans range from smaller three-bedroom, two-bath options to larger five-bedroom homes, with both one- and two-story designs available. Open-concept kitchens, vinyl-plank flooring and covered back patios are common features throughout the neighborhood. The median sale price is in the high $300,000s, with most homes typically priced between the high $200,000s and low $400,000s. That puts Whitewing Trails generally in line with Princeton as a whole while remaining somewhat less expensive than North McKinney. Monthly HOA fees are typically around $100 and cover neighborhood maintenance and upkeep of community spaces. “Whitewing Trails is capitalizing off Highway 380, giving buyers a large, amenity-rich master-planned community while keeping them in Princeton but still [having] quick access to McKinney,” says Mike Harrison, founder of The Harrison Group.

Caldwell Sr. Community Park is just a short drive away. The park features athletic courts and an 18-hole disc golf course. It also has a unique piece of local history, as it was once the site of a World War II prisoner-of-war camp.

For shopping, most day-to-day needs can be found in Princeton, with even more choices available in nearby McKinney. “Princeton’s going to have all your main commercial retailers, and fast food and grocery shopping,” says Harrison. “But if you want more boutique, greater downtown experience, you’re definitely going to drive to McKinney.” A retail development called Princeton Town Center is expected to bring national brands and restaurants when it opens in late 2027. You can browse these spots in the meantime:

  • Historic Downtown McKinney, a walkable district with boutiques, antique shops and art galleries
  • Willow House Boutique, a women's apparel and accessories shop with curated jewelry
