Tucked into the rolling landscape of central Pasco County, Quail Ridge pairs the appeal of newer construction with easy access to some of the region’s largest nature preserves. Buyers are often drawn here by competitive builder incentives and a quiet atmosphere that gives the area a true neighborhood feel. Families have access to a variety of school options, while nearby parks add thousands of acres of protected land for hiking, biking and birdwatching. With local businesses and the Suncoast Parkway within reach, Quail Ridge keeps everyday conveniences and the greater Tampa Bay region close at hand.

What Quail Ridge homebuyers can expect

Quail Ridge consists of several subdivisions that primarily feature 21st-century New Traditional homes. Properties are often one story and have prominent attached garages. Sidewalks and leafy trees line the streets, adding to the community’s relaxed character. With many of the homes being new construction, you can easily find a comparatively good deal. “The main reason why people have moved into that area is that the home prices are much more affordable,” says Mariah Marvel, team leader at Re/Max Collective with over a decade of experience. “Builders are competitive with their pricing and incentives. I see buyers get low interest rates and upwards of $10,000 towards closing costs.” Prices in the community typically range from the upper $200,000s to the upper $500,000s. Homeowners association fees vary by subdivision, typically ranging from around $25 to nearly $300 per month.

Schools include public, charter and private options

The Pasco County School District serves Quail Ridge, and there are other education options nearby. Some schools students can attend include:

  • Hudson High School, which is known for its specialized academic tracks, including courses in digital design, veterinary science and agricultural sciences
  • Classical Preparatory School, a public charter school that earns an A-minus from Niche
  • Bishop McLaughlin Catholic High School, a private option that receives an A rating

Parks, trails and lakes offer plenty of outdoor recreation

A short drive north of the community, Crews Lake Wilderness Park spans over 100 acres and offers activities centered around its namesake lake. An observation tower provides elevated views of the water and the surrounding area, making it a popular spot for birdwatching. The park contains paved paths for biking and natural trails for hiking through the woods. For a more immersive wilderness experience, head to the nearby Serenova Tract, which protects over 6,500 acres of native Florida landscape. More than 15 miles of multi-use trails are open for hiking, biking and horseback riding, winding through different habitats and past several lakes where you can fish. As part of the Great Florida Birding and Wildlife Trail, the preserve is a prime location for spotting some of the nearly 150 bird species that have been identified there. Some of the subdivisions offer more amenities, including playgrounds, swimming pools and pickleball courts.

Local restaurants and grocery shopping and close by

Quail Ridge has a few dining spots, with additional options in nearby communities such as Hudson, Land O' Lakes and Spring Hill. You can sit down for a meal at these places:

  • Beef ‘O’ Brady’s, a sports pub chain with Buffalo wings and a casual, game-day atmosphere
  • China Wok, a popular spot for Chinese-American takeout and delivery
  • Wild Thyme Cafe & Market, a restaurant and coffee shop in Angeline that uses ingredients grown at an on-site farm
  • The Peeple Co., a casual roadside shack serving burgers, wraps and comfort food in nearby Spring Hill
When you need groceries, you can shop at the Publix in Hays Road Town Center on state Road 52.

A straight shot from Quail Ridge to Tampa

Most people in Quail Ridge drive to get around. The Suncoast Parkway, also known as the Veterans Expressway, and state Road 52 run through the community, providing routes for local and regional travel. “One of the reasons why that area has been desirable is it does still have a close proximity to the Veterans Expressway, so it does allow people a way to get into Tampa,” Marvel says. “Most of the people that I work with who live up there are not making a daily commute into Tampa, but they still want to be close to the Expressway.” The drive into is about 37 miles, while Tampa International Airport is about 31 miles away.
