Blissville is a small Queens neighborhood with city skyline views

Blissville is a small neighborhood in Queens between Interstates 495 and 278. It sits across the Newtown Creek from Greenpoint, and looking westward, residents can admire the Manhattan skyline. “It’s zoned industrial,” says Michael Bethoney, a broker with Nest Seekers International, who specializes in luxury new developments across New York. Much of the neighborhood is taken up by industrial buildings and Calvary Cemetery, with just a few blocks of residential buildings in between. “I wouldn’t be surprised if they started building more around there," says Silvette Julian, a real estate advisor at Compass with over 15 years of experience in the New York metro area. "Whether it’s close to the cemetery… you build, they buy. Brooklyn has been a little unaffordable, so people go to Queens for similar proximity to work.”

Blissville is a renter-heavy neighborhood

In this neighborhood of about 1,000 people, most residential properties are clustered between 34th and 37th Streets. The median sale price was $1.9 million in late 2025. However, single-family homes rarely go on the market in Blissville, and 90% of residents are renters. Condos range from about $1.8 million to $2 million.

Students are zoned for New York City Geographic District No. 24

The New York City Geographic District No. 24, rated B on Niche, serves students in the neighborhood. Elementary students may attend P.S. 199 Maurice A. Fitzgerald. Middle and high schoolers may attend Robert F. Wagner Jr. Secondary School for Arts & Technology, which offers classes in dance, music, visual arts and theater, along with clubs devoted to comic books, coding and chess. Both schools are rated B. However, open enrollment lets families choose any public school citywide, if capacity allows.

Busy roads and nearby public transportation options

The northern border of Blissville is Interstate 495, which leads east-west across Long Island. Interstate 278, also known as the Brooklyn-Queens Expressway, is the eastern border and connects to other major highways. The I-278 and I-495 interchange is at the neighborhood’s northeastern corner. Emergency care at Tisch Hospital about 3 miles away and LaGuardia Airport is about 5 miles away.
Neighborhood streets are busy with trucks on the road, so it can be hazardous to walk and bike. There are bus stops along Greenpoint Avenue, which connect passengers to Greenpoint, Sunnyside and Williamsburg. Locals can access the subway and trains at the Hunterspoint Avenue stop, a mile away. Trains, including Amtrak and the Long Island Rail Road (LIRR), pass through nearby Sunnyside Yard; some tracks parallel Newtown Creek, passing through Blissville’s industrial area. Air quality can suffer because of fumes from this industrial area, and Newtown Creek remains a designated Superfund site due to pollution.

Blissville has limited shopping and dining

Blissville offers a small selection of restaurants, and going shopping typically means leaving the neighborhood. The Bantry Bay Publick House is the neighborhood Irish pub that stays open until the wee hours of the morning serving draft beer, hearty sandwiches and a variety of entrees. There’s also Saucey Pizza Bar, which blends the styles of New York and Neapolitan pizza, creating the “NY-Politan style.” About a mile away, Court Square in Long Island City has retailers like Target, Walgreens and City Acres Market, in addition to cocktail bars and restaurants serving various cuisines, from Taiwanese to Vietnamese.

Exercising at Masbeth Park

There are no parks in Blissville, but kids can exercise at the neighborhood ice hockey training rink. Maspeth Park in the neighboring community of Maspeth is one of the closest parks. Completed in 2023, this multimillion-dollar project includes a basketball court, a skate park, outdoor fitness equipment and ping pong tables. The park also features picnic tables and lighting for nighttime use. To get to Maspeth Park from Blissville, locals have to walk through Calvary Graveyard and an underpass.
